  • JFTR, I am not an irrational person and I have not always regarded timeshares, including the topic of the Exit Strategy, like I do today. Here I am almost ten years ago giving advice on how to get rid of them:

    I was not speculating; I was telling someone how we had done it, and that it could be done.

    Things have changed in the last ten years. That advice no longer applies. In many cases, it just can't be done any more. Not only can it not be done by giving them away for free, but it can't be done confidently (I would put that in bold and underline if I could) by giving someone who claims to take over ownership thousands of dollars to do so.

    (Not that that sort of scenario should have ever been allowed by the industry's failings.)

    As annoying as it might be to hear (read), or to hear (read) more often than one personally cares to hear (read) it, as it was to me when I was enraptured with our timeshares and people would come on forums and say bad things about them, the truth is what it is.

      In response to your inquiry we are working on the possibility of accepting deed backs in 2015 but a decision has not been made as of now.
      I can add you to the list of potential deeds for first quarter 2015 but there may be a charge of $150 for a title search first. I will keep you informed."

        • "I think we all should write letters to the local paper in which we live and warn people what they are like. Of course it might not do any good. My sister was warned and went right ahead and bought points with Diamond. People really don't understand what you go through or timeshares would not exist! I have told our timeshare we are giving our points back (paid for in full) and they say no way unless we pay them $10,000 I would like to know how much damage they can do. I was told they can't ruin our credit or otherwise hurt you. Does anyone out there really know ??? And can they force our children to take it when we die?? I don't understand the lack of regulation on these things and the suffering they have caused. Where is customer protection laws??"

              • Another thing that is confusing, time consuming and a pain in the butt for something that we don't want anything to do with is that one of our resorts, where we own three weeks, has a very confusing bookkeeping system.

                Each week has two unit numbers, a Legal number that is on the deed and a door number. In addition, each week has a contract number. The contract, unit number (either of them) and Week number are never shown together in the same place. Fees are paid by contract number, no unit or week number, and reservations are shown by door number and date, not week #.

                I get confused just trying to explain it, each time I've tried to explain it the last 23 years.

                At one point several years ago they completely lost track of what dues I had paid since I paid two years in advance, when we deposited to RCI. It took reams and reams of credit card statements, RCI deposit records, etc., to show them I had paid for everything. They finally gave up and said they couldn't follow it, so it would be less expensive to take my word for it than pay for the forensic accounting. That's not a very satisfying result when I was providing them proof of payment.

                Two of the Weeks are 10 and 11 and they are similar numbers in the 200's and our third week is Week 30 and a 300 number, so it is easy to keep that one separate. The first two are identical units with the same fee and the Week 30 is a larger unit with a larger fee. That helps keep it separate, too.

                Owners can view their accounts online and there is Stay History/Owner Rental History that shows all activity for each unit. It shows dates and a unit number, but not the Week or contract number. There is an Owners Rental Program, and you can look at the Stay History online to see if the right week(s) are enrolled in it and if there have been any reservations made for them.

                It is confusing to both me and the resort but right now I am seeing the Week 10 Unit that we used for an exchange not showing as an exchange, but with some rentals, and the Week 10 Unit number showing as an exchange for the Week 11 dates. That Week 10 is not available through RCI, so someone has taken it and it should be showing as an exchange. Likewise, since it is incorrectly showing as an exchange for Week 11, the resort will not see that it is available for rental.

                Last year I saw rentals online, but never got any money. It took some time for the management company to figure out, but the eventual explanation was that was for the same unit number at another resort that somehow got posted to ours.

                Again, the icing on the cake is that this is something I/we don't want at all, and having to devote and waste personal time to it is just adding salt to the wound.

                • The resort manager says she sees what I see, and understands why I am frustrated. She says that site is maintained by "corporate", but assures me the records she has are correct.

                  This is the resort that has said we are on the list for deedback if that gets approved. That would be nice.

                  We have owned there for 23 years.

                    • If by chance my information is not always the best, I can assure you it is sincere, not intended to misrepresent. I have nothing to gain except for the self-satisfaction of revealing the truth about timesharing. Regardless of what anyone on this site, and others, feel about me personally, one thing that no one has ever accused me of is taking even a penny of gain from the last 15 years on Internet forums.

                      As a former timeshare-lover, I am now dedicated to finding, and passing on, anything I can to help others overcome the major, glaring failure to the timeshare industry, the lack of an amenable exit strategy . . . the hateful and ugly tactics employed to force timeshare owners to continue to pay for something they do not want and do not use. . . as we were all warned many years ago, and chose to ignore because it did not pertain to us . . . The Timeshare Trap.

                        • I suppose the time would be when everyone looking for help to get rid of their timeshares has gotten that help.

                          Is that not a problem with timesharing?
