You gotta have an idea of what a Sunterra Point (SunOption) is worth to appreciate this.

Sunterra sells SunOptions for between $1.07 --> $3.50+ per SunOption, just about whatever they can get, whatever they think the 'mark' can stand.

Maintenance fees for those in Club Sunterra depend upon the 'source' or 'basis' of the SunOptions. A good mark is the amount of money that Sunterra will give you for cashing in your annual SunOptions, that's 5.85¢. I'm told that the 'Trust' pays about 6.2¢ per SunOption/year, it's often confusing because eBay ads for this often include the ~$149 Club or Trust fees that are constant no matter how many SunOptions you own. The $149 becomes insignificant the more SunOptions you own. The $149 covers all bookings made within Sunterra, no matter how many per year.

The milestone. I just rented a timeshare for $1.00 per SunOption used! That's 20 times what I pay in MFs and more than 3 times what I paid to purchase mine.

Congratulations Spence. You are the Club Sunterra King. I've analyzed your rental model and it has quite a high barrier to entry. You should be in great shape for years to come.

Somehow, I knew you'd be along to say that. I would not do that to a TS4Ms member (except maybe Quarterbore) or a TUGger for that matter (except maybe DaveM or ouaifer.) I gave you a very good deal for a weekend when FR/SA Sunterra rates are three times the weeknight rates, meaning that it cost me 70% of the weekly points for your three night stay. $150 for a 2BR condo was a great deal, now if you like to pay $1.00/pt please send an additional $475 for each unit! I'd really appreciate it as college tuition is due for my new 18 yr old.

Your much to modest as when poeple like Boca and PA say they truely admire what you have done with Sunterra on rentals I am then I have to be in full agreement with those two genlteman.

A little advice?

I know this post is old, but from your posts it looks like you're still doing quite well. First of all, I am an absolute novice . I have been to one timeshare sales presentation, but I do not own anything. I started to look for resales on eBay, it etc. then I started researching here and found this thread. Do you think it is possible for other people to make money doing timeshare rentals? You apparently have a great rental model, can I ask you how you do it? Also, I want to actually rent a timeshare without buying one, to get a feel for how I might go about doing things. Perhaps, I could rent from you. How do you advertise? Where can I see your inventory? Maybe I could call you if you are up for it.

Obviously, you don't want to help out a competitor. However, you seem like a really nice guy and at this point I'm certainly not a competitor.

I don't want to take business from Spence but there are other ways to rent timeshares to try the experience that probably would be cheaper.

I have recently had good luck with skyauctions at Airline Tickets, Cheap Hotels, Vacation Packages & Travel Deals. They have reasonable inventory on the east coast (although it's mostly off season). DW and I just returned from a week in New Bern at Sandcastle Cove. We went because we wanted to get away for our anniversary this year and New Bern is within driving distance. It was a very relaxing week in a decent timeshare. (Spence's timeshare rentals will be higher quality.) All for a cost of $216.00.

You might try redweek.com for rentals. If you want to find out more about renting in general, tugbbs.com probably has more information than here.

If you want to find out about Sunterra (among the better of the timeshare chains) then give Spence a call. He'll do you right.

You need to read all the posts on this forum (and if interested in Sunterra on the Diamond/Sunterra Forum)and you'll have all the answers. Unfortunately, for you, the barriers to entry as alluded to in BB's post#2 are getting higher with devbuyback and trnasfer fees being instituted.
