Value of Courtyard Resort - Week 24

I have a week 24 studio unit at Courtyard Resort on Cape Cod that I have been trying to sell. I have had a few nibbles, but no offers yet. I am thinking this unit is worth somewhere between 1,300 to 1,500. However, I am curious as to whether I am being realistic on price. Any ideas or comments are appreciated. Thanks.

Week 24 is right on the edge of high season at the cape but I think your valuation is about right - be prepared to take around $1000-$1200 if you really want to sell.
