One of my resort send me a letter talk about the Avg. US MF. I believe it comes from ARDA

Here is the 2004 and 2006 data

One of my resorts which I recently sold was a Gold Crown/5* highly demanded resort. The M/F went up just $26 total in 19 years. That is not an annual increase but the total increase over the 19 years. My other resort has increased by $130 total over the past 17 years.
