    I have noticed that timeshares rent for much more when they are adjoined with a hotel.

    Im guessing the reason being, people that have never heard of the timeshare.. google the hotel and stumble upon the timeshare rooms.

    I know renting at Carlsbad Inn.. with attached hotel, is easier to rent and brings in more $$. than a similar unit at So Cal Beach Club (SCBC). And SCBC is oceanfront.. Carlsbad Inn is not.

    Similar for the LV Flamingo timeshare. I have much better luck renting that one, than they other two locations in Vegas. Of course Flamingo has a superior location.. but I get almost no inquiries on the other HGVC's even during sold out times.

    Yep - the Westin connection makes Club Regina properties much more rentable. Savvy travelers will siee out the Club Regina rentals because they get all of the services of the hotel and a bigger room, for significantly less money.

      I've seen that, too. The Hyatt Coconut Plantation has a really nice Hyatt hotel right next to it. They rent their units for a lot.

      This is the underlying premise I have about timeshares in general. There is just the need for a catalyst for the masses to understand rentals of timeshares are better than rentals of hotels.

        I personally enjoy a TS with a hotel connection ..... they will have restaurants, spas, casinos, shops, concierge....and then I get to go home to my spacious TS unit....

        I greatly enjoyed the location of Marriott Ocean Point but not having a place to eat on property after the pool bar closed is a drawback in my opinion.

        I also agree that seeing the hotel online is a catalyst to get people to rent - they 'understand' hotel and feel more confident renting at that location.

          We enjoyed it too last week and a shuttle bus was available between the hotel and units so no problem to find parking. We did not eat at the hotel because there are so many good restaurants to choose from in Palm Desert or around that area. The same in Puerto Vallarta. We have often been disappointed at meals at some of the big chain restaurants.

            I like when the timeshare is connected to the hotel, it just has more of a vacation feel.

            Also, the extra amenities that the hotel offers is worth something monetarily. People don't mind paying a little more knowing they are going to get more perks.

              Funny I never thought about it but my French lick springs villa rents out easy and that is connected to a hotel. The extra amenities from the hotel means a lot. And the fact that they will be having Gambling now helps even more.

                My dentist just told me she went to Atlantis in January with her husband and four kids and rented a 2BR unit at Harborside through the hotel. She was there for five nights and paid over $1,000 per night but thought it was better than renting two hotel rooms with no living room or kitchen for about $400 per night per room. They actually gave her two 1BR units with two kitchens and two living rooms and she was very happy with the accomodations and with what she paid. Too bad I don't own at Harborside or I would have rented it to her for half the price

                  Yes, then timesharing pays off, especially with the big chain hotel condos. It always amazes me that people are willing to pay that much for a hotel room/suite which doesn't even have a full kitchen or w/d.

                    I've seen this, too. We own at Westin St. John. Besides the hotel amenities, I think people are attracted to the Westin brand.
