Recently, while chatting with a resort manager of a northern European resort that has been out from under developer control for quite some time, I inquired about the numbers participating in exchanging and also HOA inventory. The results were:
Owners who use at the resort or rent 74.5%
RCI Weeks members 15.0%
RCI Points members 0.9%
DAE members 0.5%
HOA inventory 9.0%
The numbers of owners who exchange at this resort were lower than the numbers I have seen in resort records on the OBX, where exchangers are also in a distrinct minority.
Having a healthy majority of owners who own to use makes for a sound resort. I also noted that their m/f was slightly lower than the lowest m/f on the OBX.
