So, is it a good time to buy a timeshare, or not?

The truth is that I'm hesitant to give it to them. I don't want to feel responsible if their MF's sky rocket.
Then just tell them that prices are as good as they've ever been, but the risk of large MF increases due to owner default is real. They get to weigh the plusses and minuses, and decide for themselves.

I think now is a great time for a resale purchase of a quality week at a well-run and attractive resort for personal use---particularly for those areas that aren't ridiculously seasonal.

Great time to buy. But same can be said to stock, house, and a lot of stuff. Should they own or not?

With bad economic like this, they may see some great hotel/condo rent ad less than the MF.

How long they plan to own, how frequently they plan to use the purchase?

Yup, you're right. I will explain the situation best that I can, and it will ultimately be their decision.

        I tend to agree. :

BTW, I'm still keeping track of how many times you annoy me.

Even if they would want a 2BR most of the time, having the option of splitting and get 2 weeks is priceless!

True...It's a shame that none of the timeshares in HH are lock-offs. I think they'd get a great deal on Ft. Lauderdale, or W. Palm. I think that's what I'm going to suggest.

I don't think they'd like MB that much. Not her, at any rate.

Yes, a good suggestion OR DSV I or II.....can't go wrong with those either - having the amenities of the hotel as well and a great golf location

Yeah, personally I love having the amenities of the hotel. She doesn't love to fly, tho, and tends to go to Florida, due to the short flight.

I'll suggest both, and tell them about the hotel/spa, benefits, at I.

I think that both Beach Place, and Desert Springs have recently been updated? That's good too, because there shouldn't be any assessments, in the near future.

Wow, Hadn't even thought of that! Of course, if people are willing to pay someone to sell or rent their TS, then maybe they would be willing to fork over some money just to get rid of it. With skyrocketing MFs and special assessments, I can see that happening.

Hold on-- giving people money to rent or take away your timeshare only happens when they are heavily sold on the idea with a pack of lies. When was the last time you saw an individual advertise that they will pay someone to take away their timeshare ?

                      I must admit

that I have bought some great units for almost nothing in the last few months, and I am still acquiring them, this is a great time to buy if you can afford to hold onto them and pay the annual fees.

I've seen eBay ads where the seller said they would pay for closing and the first year's maintenance fees, plus throw in things like banked weeks.

In a way, when someone agrees to use an upfront PCC they have done this....no?

No- they got a card, went to a presentation and got sold on the idea with some slick lies.

I would suggest a resort in driving distance today where they can vacation themselves if not successful in renting or exchanging. Buy where you like to go often.

                                How about ski weeks?

Although I'm not a skier, my adult children are. My grandchildren are at an age where their parents would like to get them started. I'm looking at a week 52 in a great area in Colorado, but it's a lesser resort that's not part of a larger system. It trades through II, and my other two TS are with RCI. Although I'm fairly certain the kids would use it occasionally, I'm also interested in what kind of a trader this type of week might be in years they don't use it. I really want to pull the trigger on it but am hesitant without some second opinions.
