So, is it a good time to buy a timeshare, or not?

We are considering buying into bluegreen. We have discovered resale before buying. Thank goodness. We are 30 years old and have 2 young children. We get 3 weeks vacation and are the type that would never dump 700 plus a week to stay somewhere. But we are thinking if its already paid for we will definitely use it and feel we will get our $ out of it.

Would this be a good time for us to get in? We bought the sampler and plan on going a week in nov. 4 days in decembe and a week early next spring... With my job I can plan a "main" vacation in advance and can take long weekends almost whenevet. a

Also living in Ohio we are 6-10hrs from most of their resorts (18hrs from florida) but I drive 10 + hrs a day for work so that's a trip to the park with the family.

It is a long commute. Although you may get used to, how about your kids and wife? Will they consider driving 10 hr to some place, stay 2 or 3 days then drive 10+ hr back a quality vacation, a nice way to tied family together, or not worth it? You should discussed with your wife after your Dec vacation (since is is partial week)

To me, TS is a commitment for taking my family to vacation, and force everyone to take a break for different live.

Now is the cheapest time to get in, since with economic downturn, a lot of people dump the stuff that is not essential.

I am more family with Wyndham, I will use that as example, few years ago, their resale is about $20 per 1K (including all cost), now it is about $7 per 1K. You may think it is great, a $13 difference. But if there are times in your life, you can not use it or can not digest it, the MF is about $5 per year, so, if it happen 4 times, it will balance the difference. And to use it very efficient, you found out you will spend other extra money during each trip, and end up more than the difference. Not to say you do need to plan ahead. And a lot of time, lodging is just a part of your trip, not all.

That is the good thing you bought a sample program. Use it in these period, so you can get a feeling how much it will cost you per trip, and if you like it or not. Than you can determine if you want to commit to it or not.

Generally, after you commit to something, the life will be much simpler and easy. Since you can always plan a lot before the actual event happens.

Your family are the only one can determine if you are ready or not.

But price-wise, it is a good time to buy. Although a lot of people predict a high inflation period ahead of us, thus expect the MF will be higher. But the resale price will not quickly return even when overall economic come back. So take your time, no need to make decision now.

Although I'm not a skier, my adult children are. My grandchildren are at an age where their parents would like to get them started. I'm looking at a week 52 in a great area in Colorado, but it's a lesser resort that's not part of a larger system. It trades through II, and my other two TS are with RCI. Although I'm fairly certain the kids would use it occasionally, I'm also interested in what kind of a trader this type of week might be in years they don't use it. I really want to pull the trigger on it but am hesitant without some second opinions.

week 52 should be a good week for skier. Try to use your RCI week to do a search on that area during week 52, to see what you can pull, than you will get a feeling how well that area is.

Than you need to determine what kind of resort it is, is it far from the slope, or is it very close to it, the closer, the better.

I saw several skier resorts, I don't think it is a easy maintain for skier, I will guess the quality of the resort may not be that important than how far it is to reach the ski area.

Timeshares are great for family vacations, but there are costs after you have purchased the timeshare. You will still have to pay maintenance fees every year, and that may run you more than the $700 that you stated you would never pay for a week's stay. BTW, those maintenance fees go up every year.

Timeshares are great for family vacations, but there are costs after you have purchased the timeshare. I understand the MF.it will be another bill that needs paid. I'm just saying if I can pay $1000 in MF to go on 3 weeks vacation I'd feel better then spending that much on a motel with 2 beds....

Depending on how flexible you are and how you define a week's vacation, you can do that with Bluegreen. The Sampler is 9000 points, which we used for our family of seven visiting Gatlinburg in January for Wilderness Wildlife Week (really keen, and all free, although you kids may be a bit young for it), in March we went to Hershey, PA, hit some Amish places and went to Gettysburg, then this September we're going to finish it off in Myrtle Beach. Plus hubby and I had a 3-day weekend in Michigan.

If we were going to do it again I'd pass on the 3-day weekend and add another night to the other stays; most of them were Monday-through-Thursday night reservations (or check-in- Monday, check-out Friday in terms of Bluegreen reservations), some places you can throw Sunday in for the same number of points as the weekday nights and some you cant, nearly all of them Friday and Saturday nights are pricier, although the older resorts seem to offer a better weekday discount than the newer ones, or the newer ones don't hit you so hard on the weekends, depending on your perspective.

I haven't sat down and done the math, but I would think if you're only dealing with four people you should be able to get three weeks with less than a thousand dollars in yearly fees (with Bluegreen, the yearly fees are Maintenance Fee plus Membership Dues). You may find it more of a challenge when your kids go to school, though, since it'll be harder for you to go off season. We homeschool, so that's not such a big deal for us.

I'm thinking of buying a 20k package and maybe upgrading to gold in a year or 2.... The 20k is around $1200 for a year....

It should give us at lesst 3 sun- thursday vacations.

Kids that age might get a real charge out of Wilderness Wildlife Week in Pigeon Forge, Tennessee. It's a week-long celebration where everything's essentially free (I think there's a couple bucks charge for some of the classes where the kids get fed and whatnot). My younger ones loved it - they went to a class on bears (where they ate what bears eat, sort of - carrots for roots, rice crispies for bugs, berries, nuts and seeds - and did rubbings of bear prints, felt claws, fur and skull, etc.), and a class on rocks and minerals (where they got to handle rocks and minerals ), and astronomy and the Dollywood bird show (you get to hear the difference between a hawk flying over head and an owl, and watch the vultures land on people they aren't supposed to, and other cool stuff), and I don't remember what else.

Oh, we all went to one on safety, and I went to some on the history of the Great Smoky Mountain National Park and a hymn sing sort of stuff and there were a lot of music ones I would have liked to go to but time constraints wouldn't let me. Rappelling was canceled because the teacher got sick, but there are also classes in drawing and fishing and whatnot for eldest son. Anyhow, lots to do, cheap family vacation, you can also hit the National Park if the weather isn't bad (it wasn't last year), Ripley's aquarium in Gatlinburg is well worth the money and you can take your time because although you don't have the place totally to yourself, it's not very crowded.

We'd totally be going again next year except our three weeks of vacation time are already committed, alas. It's January 9-16, 2010, if you're interested, and in terms of Bluegreen, Laurel Crest (Pigeon Forge) is closer to it than Mountain Loft (Gatlinburg). There's also a back route to Cades Cove, in the GSM National Park, from Laurel Crest that avoids the twisty road within the park that made my middle daughter a tad car sick (just nauseated, but who needs it?).

The other thing my younger kids talk about the most from that trip is checking out the General Lee, from The Dukes of Hazzard, but I dunno if most kids that age even know that show.

Maint. fees aren't the only thing that needs to be paid. Don't forget about the SA's. This can just be delt out because the place did a poor job in money management. They will come up with something, roof or pool repair and there is no input from owners! You just get stuck with having to pay it.

When you can cheap rentals like the example below for Fall, including Thanksgiving, along with all the great EX OPS and getaways that are out there, the only reason to buy is if you have that one resort that you just always have to be at at a certain time.

When you can cheap rentals like the example below for Fall, including Thanksgiving, along with all the great EX OPS and getaways that are out there, the only reason to buy is if you have that one resort that you just always have to be at at a certain time.

Not if you have five kids and would prefer to have everyone in the same unit. Lot easier to find units that sleep 8 or more using my Bluegreen points than it is renting. There are other things I like about Bluegreen but that was a major deciding factor in terms of buying in.

does have a corollary
if you have that one big unit and want the flexibility of a point system like BG, DRI, VI, RHC to get it.

You could always rent 2 units that sleep a total of 8. Just my 2 cents for what it's worth.
