    In the Ole Days they offered Bonus Weekends in addition to Bonus Weeks, and we used them a couple times early on, just to get away with fam.

    Libraria owns at Cabins, and we have visited her and hers there. Sat on the back porch while they creeked creeked by, and it felt like a cabin by itself. She will be along sooner or later, and see our Branson talk.

      Thanks, JLB. My BIL and family are in for Thanksgiving and they own a TS. While they're here, I'll have to find out if they're members of RCI and see about the guest deal. If nightly deals are available, we'd be more likely to be able to take advantage of them...except that there aren't that many timeshares within a reasonable weekend's drive from Chicagoland. The Dells and Galena, perhaps. Nightly deals could come in handy in N.C. though???

      I had seen the thread about airline fares, but even going back, I didn't catch who had fares for $121 to FL. One way or round trip? I see that with today's SW DING deal, I could go to Pittsburgh for $44 each way, but I don't think that's going to fit the bill for sunny and warm Whenever we go to FL, I feel like we've been transported back to summer, and it always throws me when it gets dark early. If only it'd be warm and sunny AND stay light until 9:00, then it'd REALLY feel like summer! Oh, well, I guess I'll just have to make due with warm and sunny

        Hi, all, in regard to Festiva M/F I recd. my bill today for the Cabins at Green Mountain, and it is $549.00 for a 2 bdrm cabin. It was $399 a few years ago when I first bought, but Festiva has added another swimming pool, built more cabins, etc., so yes, they do raise the M/F quite a bit.

            That's for Allegiant from Springfield, MO to St. Pete/Clearwater. For the next four weeks to base fare is $29 per leg. Add $30 per bag, plus fees and tax to that. When we booked I believe the base fare was $179 per leg.

              I've been thinking about this, how to explain it. Let me try.

              Whether it is a timeshare, full-ownership condo development, or private community with a POA, it is all basically the same. The developer builds and sells and then an association representing the owners has to pay for the ongoing operation and upkeep.

              The more that has been sold, the more owners there are to spread the upkeep and maintenance over. Per house at SPV, there can be a maximum of 50 owners. The closer you get to sold out, the less it will cost per owner to keep it going.

              Compared to other resorts in the Branson area, SPV would be further from being sold out, just because it is so new.

              If development there was to be stopped now, would you be willing to pay whatever your share would be to keep the whole thing going? You can only guess what it might be. If sold-out resorts have an annual fee of $500-$600, by extrapolation/guesstimation, a 10% sold resort might have an annual tne times that.

              And, that is not even considering what would happen to what has not been turned over to the association, yet. Who would be in control of unsold weeks . . . the bank, the taxpayers in bailout, the developer behind curtain # 3? And if a house had ten weeks sold and 40 weeks unsold, picture the problems, expense, and hassle those ten owners would have if the developer went belly up.

              We own in one of the most established POA/COA-type developments in Branson. It's 15 years old, with beaucoup, fairly-well-off, owners. There is still a lot more to be developed (sold). The developer wants to do that by building another nine holes of golf. He has promised to build it and turn it over to the POA unencumbered.

              Wow! Who would not want a free golf course in a vacation destination?

              Well, the owners, vis a vis the POA, are having a tough time paying for what they now own, the golf course, clubhouse and other infrastructure that has already been turned over to them unencumbered.

              That should be lesson for all of those looking at any of the way-too-many Branson developments, that have a long way to go and a whole bunch of fortuitous outcomes, to get to where ours is.

              Now is not the time to be getting involved with the less-established ones, IMO, especially when you don't have to.

                My speculation . . . Planning and Zoning has to do with land use. If I'm not mistaken CAGM is in Taney County and SPV is in Stone County. They are really very close together and the county line wanders. I believe I saw injunction somewhere, although there has not been a Hearing on whatever this is.

                I would be concerned that a defendant is the/a members association, rather than the developer.

                I do know Bill McCullah and he is the County Counselor for Stone County.

                  Thanks! I see Allegient Air does have some good deals from Chicago, too, (actually Rockford, equally close to me, but a smaller airport with FREE free parking ), but unfortunately (as suspected) not during Christmas break.

                  Early in Dec. they have fares as low at $29 + tax for the first leg which might work great for some people. On my dates x 4 it'd be nearly $2K still At least gas prices are looking good for our drive!

                      Interesting. When we were there in August, Summerwinds had kicked Festiva out of the clubhouse, so check-ins were taking place in one of the timeshare homes. It was the first house on the street (right across from the clubhouse) so it wasn't a big inconvenience for guests...but apparently, Summerwinds was so unhappy with Festiva that they were trying to turn them in for conducting business out of one of houses. One itty bitty problem with all that is that the bulk of owners are with Festiva, so if Summerwinds is successful booting Festiva's business operations off site, I'm not sure where exactly all the guests will check in!

                      Not sure this particular land use issue has anything to do with the current legal issue you mentioned, but that whole feud is another issue that makes me leery of ownership at SPV.

                        Is this deal still available? When I went to thread linked above, someone mentioned that the deal may be dead by now?

                        I had been wondering whether it'd be worth it for us since we don't have many weeks to spare with young kids are in school (and a dh who works!), ...but if a rental week could cost less than $200, it might be not be too bad a deal to pay for a week even if we could only stay for a weekend.

                        On RCI's website I only see 3 Illinois resorts, one of which is a hotel in downtown Chicago which might be fun. Anyone know if any IL bargains routinely show up on Last Calls or EVs?? Or Southern Wis/Dells?? Basically looking to see if there's much weekend-able (like my new word?) from suburban Chicago?? We do not belong to RCI, but have a relatives who do...

                              Another thought suggesting caution.

                              The lawsuit is not against Festiva; it is against the Festiva Members Association. So, it is against the owners, those who bought at SPV. At least those who bought through Festiva.

                              That that group is a developer's group is not good. Developers in control of a resort is not good. In this case it suggests there were not enough sales by Festiva for the owners to split off into their own group. Obviously, early on in a newer resort the developer keeps control, so SPV never got past that point.

                              And is there now a Summerwinds Owners Association? Is there an independent association, too? How many are there and who is in control of what, as you have already indicated bickering and dissatisfaction . . . which I already knew about because there is a Summerwinds SPV employee posting on a Branson forum.

                              I'm sure you probably already know that Festiva was sued, and settled, with the MO AG.
