  • Hawaii Quit-Claim Deed Transfer

    I'm trying to complete a Quit-Claim Deed to transfer ownership from my aunt & uncle to me, on a Paniolo Greens unit. In reviewing an example given to me, it says:
    • "One (1) Interval Ownership(s) in The Paniolo Greens Interval Ownership Program, with an Ownership Share (undivided interest) in Apartment No. ____ having a 0.4964% common interest, in the Paniolo Greens Interval Ownership Program, and with the following reservation and use rights:
    • ______ year(s) Unit within the 2-bedroom Unit type;
    • FLOATING Time
    • ICN:
    • TMK: CPR:
    • Being the property more particularly described in Exhibit “A” attached hereto and by this referenced made a part hereof."


    I know the apartment # and I have the TMK number but do not know or have the other info for the indented section above. I think ICN stands for Interval Control Number??? I'm also confused by the Exhibit "A" reference. Can someone help?

    Hawaii transactions can be very complicated. I would strongly recommend you consider using a professional service to ensure it is done properly.

    You might also want to contact your resort and ask for a recommendation. In the past, I believe that they have recommended Chicago Title. You can find their information here- Solutions for Consumers

      All I have heard is that closings for Hawaii are complicated, expensive and take more time. Take the prior suggestion- I doubt if anyone has done it on their own- but who knows ?

        Well, darn, it seems like it shouldn't be that hard - no sale, just transfer ownership. I have a sample Quit-Claim Deed form provided by the resort as an example. Has any one here done this on their own?

          The Exhibit "A" is the legal description on the ownership. It is an intergral part of the deed. You will need a copy of the current owners deed in order to prepare a new deed. There will also be a tax form that must be signed by both buyer and seller that goes with the deed when sent for recording. I can answer any questions you may have, but you should get a copy of the current deed as much of the needed info will be on the old deed.

            What ttt wrote. It is complicated but not impossibled and takes time. I've done it a few times and found that those in the deed recording office were wonderful to work with. I made a few mistakes on the first go round and the deed recording office fully explained to me what was necessary and we got it done without horing a company to do it.
