    I`m new this forum .My question is can I sell/transfer my timeshare "as is" with loan payments and unpaid maintenance fees include ?I was wondering if I find someone who willing to buy it .Does he can take over my loans on the property and fees?

    Only your lender can answer that questionas far as loan payments go and I know of no organization that will transfer the property until overdue maintenance fees are paid, but that could all be written into the contract IF you were able to find a buyer to take on your debts.

      And even if your lender says "yes," it is hard to find a buyer willing to take over loan payments, unless they are in line with the resale market value of the property you are trying to sell.

        And if you find someone to "take over" the loan you would want it rewritten to have your name completely off the debt therefore making a "new" loan for this property. If you do not have a new loan written and the person taking over defaults, it goes against your credit rating and you will be responsible for the debt.

          The only developer I'm aware of that allows loan assumptions to occur is WorldMark by Wyndham.

          All developers require m. fees to be current to process an ownership transfer.
