This one gets pretty complicated, so please bear with me while I try to share what I know on this program...
First the basics:
Club Intrawest is a non-deeded private points-based system out of Canada. There are no home resort designations in this system. Memberships are in perpetuity. Transfer requests must be processed through the Club, and in the past they've had a tendency to change requirements frequently- so be sure to RECONFIRM all info contained herein as it may no longer be accurate!
Transfer fee:
The required transfer fee is currently $560. US.
Dues:
2010 annual dues are $6.85 per point US.
Developer benefits program:
Intrawest Benefits program includes ExtraOrdinary Escapes, Intrawest’s private exchange program, Developer financing, the Equity Exchange Program and the Repurchase Program. This does not usually transfer with most resales. Requirements for buyer eligibility are:
* The selling member must be eligible for the program.
* The resort points sold must meet the minimum price requirement of $145. US or $165. CND.
* The purchaser will have to pay Club Intrawest an enrollment fee of $10. US for each point purchased.
* Also, purchaser must not have attended a sales presentation within the previous 12 months.
Right of First Refusal:
The developer does have the right of first refusal. Their internal procedures on this policy make these transfers quite unusual! Club Intrawest does not make a decision on the right of first refusal until they receive all the executed and notarized transfer forms and the required transfer fee!
If they exercise, they notify and return the transfer fee check- then will normally complete the reacquisition directly with the seller within approx 30 days.
If they waive and allow the sale to go to the buyer, they will simply complete the transfer! A buyer will generally receive a welcome kit including the new membership certificate and Club Guidelines within approx 30 to 45 days.
Because of this, resellers and closing agents need to collect full funds from the buyer prior and all executed transfer docs from both parties prior to requesting the ROFR decision. This has a tendency to be very frustrating for a resale buyer when the developer exercises- and makes it VITAL that the buyer have trust in the reseller or closing agent to properly escrow and protect the purchase money!
Splitting Contracts:
Members with a minimum of 240 points may split and sell a portion of their contract. The seller must maintain a minimum allotment of 120 points after the sale. I've seen contracts offered as small as 98 points.
Certified Resellers:
"Certified" reseller- I'm aware of one reseller with a direct marketing affiliation with Intrawest, Timeshare Angels (via the website EliteVacationPoints). However, prices in that venue often seem to be in the $150. to $165. per point range- so I simply don't see the value in the relationship. At those prices, the buyer would likely be benefit eligible regardless of where they purchased!
Again- everything contained above could change later today! Please be sure to verify all information.....
