This is a unique alternative lifestyle resort that is affiliated with the Parliament House, which may be Florida's best known gay entertainment complex. This is still a property with a fairly strong demand due to the niche market it caters to, so even though it is a basic transfer process this info may be helpful.
This is a deeded ownership resort which is affiliated with RCI points.
Transfer process is fairly simple.. New deed and a $100. transfer fee payable to the Gardens.
The RCI point account has to be transferred after the deed transfer has been completed. The seller will have to request the RCI Point membership transfer form, and complete this CORRECTLY! The buyer also executes this document. The rci transfer fee varies depending on the terms of the transfer (whether seller is transferring their account to the buyer or keeping banked points available for their own later usage)..
I personally am not a fan of RCI point transfers, as so much can go awry after the deed has been recorded (leaving a brokerage and buyer with little leverage, especially with some of the low dollar sales in the current market).. Also, many resorts and developers make these transfers difficult (or don't allow them to transfer at all!).. Be sure to check with the resort before beginning to ensure they are still cooperating.
