Resort transfer fee of $150. Both parties execute and notarize the assignment and transfer form. Seller must relinquish their original contract and certificate (or provide a letter that it is lost or destroyed).
There are a few little tricks to this one... They use slightly different terminology than other Mexico resorts which can often cause confusion.
The unit designations..
The Junior Suite is the Studio villa.
The Royal Suite is the 1br/2bath.
The Master Suite is the 2br/3bath lockout. (splits into the Royal and Junior or can also split and reserved as three studios for a slight upcharge)
Season designations...
Platinum- year round including Christmas, New Years, Holy Week, and Easter.
Gold- excludes the holidays.
VIP bonus weeks can only be used during the slow periods of May, June, September, October, November, and the first two weeks of December.
The maint. fee is not charged on VIP weeks unless they are reserved.
Every fifth year the resort charges a renovation fee in addition to the m. fees. The renovation fee is equal to the current maintenance.
Golf packages do not transfer via resale.
Termination: Contracts are written as 50 year right to use leaseholds.. Some contracts expire at the end of the term, while others automatically renew for another 50 year term in perpetuity. I believe these auto-renew ownerships were all classified as "Millennium" contracts.
"Founders" contracts also received reservation access to Royal Sunset and Sunset Lagoon.
