  • Transfer on the Spot. Need information

    I went to a meeting with this company. They promise to transfer the deed out of your name, you will no longer be responsible for any fees in the future for $$. Is this true?

    Any tips would be appreciated.

    Hi Shirley, Welcome to TS4Ms.

    Usually these companies charge you $2500-3500 to "transfer" your deed - and then they don't transfer it.
    Instead, thru a partner company, they sell your ownership on ebay - hopefully it sells because if it doesn't you still have the responsibility of the fees.

    So do not pay a company to take your timeshare....you can post it as a "free" week give away here or list it on ebay with a starting price of $1.

      I heard a lot of people talking about the transfer on the spot scam but a friend of mine actually did it and she had no problem at all. Every one says that they were still getting charged with all kinds of fees but she didn't get charged. They took her name off the deed right away.

        timeshare Deed transfer.

        That's not true I have a friend who was able to get out his with no problems at all. He says it was a just a simple transfer.He now has that monkey off his back.

          Some outfits do actually transfer ownership, but most do not until or if the timeshare is sold. I bought one in April that wasn't transferred until my purchase. Anyone who says they will transfer it on the spot should be suspected of being a con artist and anyone who suddenly appears here with a single or few posts should also be suspect. Nobody does this for free and if they don't actually transfer the ownership, you get conned again.

            That happened years ago when these companies got high demand weeks transfered to thier companies if you pay $thouands. They turn around and sell them on ebay with $1 start bids. Today, there are so many people dumping their weeks on ebay, don't know how much of this is true. But that may still be the case on a highly desirable week, ie a summer beach week.

            Unless I am worng, one does not have the name taking off the deed. A new deed is recorded the the county property record with the new owner's name, therefore cannot be done on the spot. They basically prepare a new deed to show you but that deed may or may not be recorded.


            Now I wonder what happens if you have a contract and there is no actual buyer. They got your money and transfer your deed to a "dummy non-existing buyer". Tax and MF to non-existent owner and address. HOA/County foreclose on the timeshare. Selling/Transfer conpamy disappears. Original owner off the hook!!???

              Spoke with the buddy of mine after I put up the post and was threatened to have my account canceled for responding to the blog. He said what they did was put the money in an escrow account and when it was transfered the comPany got the money so he was protected. Now he said the stipulations are that the property had to be paid off and the maintenance fees paid for the current year for the next 120 days. They could not get people out of their contracts. They then transferred the property into the companies name and out of their name. They did tell him upfront that it was not a resale comPany and that they will not rent for them or sell for them. Strictly get him out of the liability of the timeshare including maintenance fees. He no longer owns it. I guess there are some good companies out there just have to find them. Unfortunately the con artist ruined it for the good ones I guess.

                Legit Companies?

                If there are Legit companies that help people get rid of their TS as stated on several threads, can you post the names of these companies. Direct Transfers wanted $3800 to get me out of mine. And when I said I will have to think about it out came the "hard sell" and I just hung up. It bordered on harassment. But to know the names of a few good reputable companies, we can then do some homework and see if it can be done without being ripped off.

                    My buddy said make sure they put the money in an escrow
                    Account after it is transfered and confirmed by the resort they will release the funds to protect you .

                      If you offer it for free, which you can do on this site, you can pay for closing/transfer and a year's worth of MFs and still pay much less than you would with one of those other companies.

                      You can also list it on ebay with a starting price of $1.00.

                      If you get desperate, you can offer someone $1,000. to take it and still save money - and still be in control of the sale and know for sure exactly when you are released from any liability.

                        Most of these are scams if not all

                        You need to get the title change from directly from your time share owner. for Bluegreen PCS Holdings is the title company and it will only cost $250. You need to find out who your time chare company uses and ask them for the form and how much it costs - by using them, then you can be assured that the maintenance fees and club dues will also transfer, not just to have your name removed from the title - that is actually called a quit claim deed form. You can only use this if your parents owned the timeshare and now are passed away and you don't want to assume the responsiblility of the timeshare......as these are sold and get passed down, but you can get out of it by sending in the quit claim deed form (in the county for which your timeshare is deeded) and a death certificact. Hope this helps.

                        DO NOT USE PEOPLE WANTING THOUSANDS OF DOLLARS.....THEY DON'T GET YOU OUT OF IT COMPLETELY, THEY ARE LYING!

                          Liquidating a timeshare

                          "Donate for a Cause" has offered to liquidate my timeshare, which has no resale value, for a fee of $1495 through an escrow account with Resorts Holding, Inc. Has anyone had experience with this situation. lga31
