  • Want to get rid of a deeded week

    My wife and I have a deeded anual week (26) in branson, Mo. It is a 2 br lock off with mf of $781. We are just looking to get rid of it with the least amount out of pocket. Has anyone delt with "the Timeshare company" from Waunakee, Wi, as a means of them taking it from you for fees paid. It is at the suites at fall creek, a DRI resort.

    What are some options that we may not have thought about.

    Trying to give it away on this site is the first step.. If you are not successful, look at some of the posts regarding liquidation for advice. The Fried's have been in the post card company business for a long time, so it is likely that they will actually complete the transfer out of your name for a large upfront fee. If you cannot give it away, or liquidate it via a licensed brokerage- this may be a final option.

    However- because of the large upfront fee, do everything you can to research all liquidation options you have before paying thousands in upfront fees to get rid of an unwanted timeshare.

      Did you get rid of the property yet? A friend of mine used one of those deed transfer companies and had alot of success. Let me know if you want me to retrieve that info for you.

        Cmel, watch out for strangers with all their posts (3 so far) on transfers. Listen instead to those who have been around here a while.

          Whatever Tony g. I am not gonna respond to something I already did in another post. Unfortunately all of you are paranoid cause you guys got ripped off and think that every new comer on here is a con artist. I own three timeshare and l love them. I can afford the fees. If you are an idiot and pay for services before they are rendered then you need to be ripped off cause you opened yourself to it. Where did we get in this world that we pay for services first and the company promises to render services later. You guys here must be smarter than that I hope. Cause if you are not I am on the wrong forum. Why should I take advice on anything on here . Including when someone had a great time at a timeshare they visited. How do I know it's not a scam for me to go there and force me to take a tour. Like Mexico. Grow up guys. Use common sense. There is no resale market fools. No one pays for services before it is rendered period. I know what happened to my friend and that's that.

            Perhaps you need a vacation..

            Hopefully a little time away will help you clear your head. You are attacking individuals who have been the victim of fraud, and insulting a long standing and respected member of this website for writing a very reasonable warning about the potential for shill posts?

            Every post you have made seems to me to have one intention, to convince a reader to contact you to be referred to a post card company..

            These companies operate in a very simple way:

            1) They market to timeshare owners using fear tactics.
            2) They collect an upfront fee in the thousands.
            3) They solicit an unnecessary power of attorney form from the timeshare seller, with the false statement that it "helps" to close more quickly.
            4) They then attempt to "flip" the ownership to a resale broker, or via an online auction on eBay.
            5) They often use internal closing agents, using misinformation to try and create the impression it is an independent company. Often these "employees" are poorly trained and make far too many mistakes to even be considered somewhat "acceptable" risks for people who have paid thousands.
            6) If they cannot fip the timeshare to a new buyer- they will transfer to an LLC with no intention of ever paying a maintenance fee, which is later abandoned. Creating the risk that the resort will charge that it was an unlawful transfer, and continue to hold the original owner liable. This tactic is also one of the primary reasons annual fees have continued to skyrocket each year- creating an undue burden on otherwise happy timeshare owners.
            7) This "relief" industry has a long history of unreliability and broken promises. Many of these companies have simply closed their doors without notice, leaving paying customers with lighter pockets- but still owning their timeshares..

            And yet, even though you appear to want to promote one of these companies, in your own words- you warn consumers to stay away from them and never pay any type of upfront fee.. Funny how that simple truth still seems to find its way, even from the statements of possible shills..

            If any reader considers using a post card or relief company, always insist that the closing be performed by a respected and well known third party timeshare closing agent who operates a true escrow account. Insist that your own closing agent hold all funds in escrow- only to be released after the resort has accepted the transfer of the timeshare interest from your name to the post card company.

              Again I continue to make the statement. I have nothing to do with any type of scam. All you been doing is putting me down since I decided to read some posts on this forum. I have done nothing. You have put down my Character ever since I signed up, I have been threatened by several moderators on this forum and all I did was respond to your forum. I guess we are not allowed to post any positive stuff on here cause all I read is negative things. It's like hanging around a bunch of guys and i feel like getting married to a a girl so I go and ask for some advice about this girl I have been seeing, which i was planning to wed instead of giving a positive respond and good advice right away all the guys say ( are you crazy, marriage , kids , etc dump her) you are gonna have no life. Not knowing that some guys actually have a good wife and a good life. I dont care for to generate any business on this forum if you read my name I am in the music industry nothing to do with timeshare. You guys are so far off it's not funny. I am a DJ.                 We try to keep people from getting scammed. There are very few honest and ethical people involved in the timeshare business and they are often very sneaky and unethical. Trust must be earned in this marketplace.

                  Were do you own and did did buy from the resort or resale like I have on about the 50 or so ownerships we have owned?

                  What type are your ownerships deeded or Points and what type of usage are they ? Do they have blackout dates, etc.

                    The good people of this site are just trying to offer advise since you are new to timeshares. You just need to know 90% or more of those purchasing from the resort directly regret it within a few years due to incredible cost and later discovering they paid to have a lifetime liability with no resale value. It may work out great for the short term, but know one thinks that there income and needs may change but the maintenence fee will never go down or go away...even if you are 95 years old. ;0)

                    It is basically paying thousands to "pre-rent" a hotel room plus the Yearly maintenence fee's. Best option is to just rent the week and save you money and as a bonus you do not lock you and your Beneficiaries in forever. It's not easy to give back the liability, many resorts will not take it back. Renting your week is best for most.

                      First I own a fixed week in Sanibel Island at the Tortuga Club
                      My second is a RTU in Cancun floating week at the Royal Sands
                      My third I own 200 points at Disney at Bay Lake Towers.

                      My first two are Interval
                      Disney was with II but recently switched to RCI
