but she has done closings for me all over, and is reasonable... not enough time for all the timeshares ®

I recommend ttt. I have used both ttt (a long time TUG and TS4MS member) and JRA Services. ttt actually did the jobs faster with significantly lower fee. I think ttt does documents preparation, submitting to county for recording, and contacting the resort to update the ownership info. For all of my transactions, it was more than enough.

Be careful with California closings. Taxes are always billed separately, so you need a closing agent who is very familiar with the state and who will check to ensure the tax bills have been properly paid and will submit the change of ownership as needed.
Also, be aware that there is a withholding requirement in California when a non-resident of the state sells California real estate. Much like FIRPTA and HARPTA- if the withholding is forgotten by the closing agent, the buyer becomes responsible.my travel website: Vacation-Times.org.

Just wanted to update that I finished the closing with JRA. I am not sure that I would use them again, because of errors.
It was very easy for both the buyer and myself to fill out the form online and we didn't bother with a contract. We were both extremely pleased with the ease of that.
When my docs came in the email, my husband's name was spelled wrong. Since we had to get several pages notarized, I needed to have those redone with the correct spelling (which was all over all the information I had previously submitted). Not a big deal. I would have totally overlooked that and it wouldn't have influenced me one way or the other.
However, my check came this week. It is made out for the correct amount $300., but the letter with it reads, "Enclosed herein please find check for $3,229.90." Since the check is for the right amount, I am not going to return it, even though it has my husband's name spelled wrong on it. I don't think I will be responsible for anything IRS wise since the check is the right amount. I sent an email to the buyer, so she won't have any surprises later.
