  • Quick Claim deed

    My wife owns two time shares. Her old boyfriend is is on the deeds, as well as her maiden name. Do we have to do Quick claim deeds in each location?

    Yes, in order to remove him three new deeds will need to be prepared, and he will have to sign them. Depending on what system the resorts are in, they will also likely impose transfer fees.

      I agree.

      QCDs do not warrant anything; they just transfer ownership from the grantor(s) to the grantee(s), and that's all you want done.

      I have not had to pay any transfer fees, but that may be because the resorts were glad to get rid of me, or did not want to go back and forth any longer.



      Oh yeah, google it and you will find the proper form of QCD for any location, and can communicate with Recorders if you need to, and I've needed to. If you do things right, the way the locations like to do it, it's easy.

        It's quit claim deed, not quick claim deed.
        Do you know where the old boyfriend is? He will have to sign the new deed in front of a notary.

            If they're Wyndhams (for example), that would be 3 times $299. Bluegreen is what, $450 each? Most Starwoods don't have a transfer fee. Not sure about HGVC, Marriott, etc.

                Slimey Slough: Zero for me. They claim to have a transfer fee, but never bothered me about it.

                  Be sure to invest a bit of time (or money) to be sure you get the details right. The requirements for deeds vary from state to state, and if a deed is not prepared or filed correctly it could be null and void. At the minimum I would do some on-line research concerning the requirements for the state in which the timeshare is located. (Note that what is important is the requirements where the timeshare is located, not where DW and OB reside (or used to reside).

                  If it's important to get it nailed down correctly (e.g., if OB is an ******** and might someday try to create problems just because he can) then pay a bit of money to a real estate attorney in the area where the timeshare is located to be sure it is done right.

                      To expound on that, I have done four QCDs, two for the state I, the Grantor, was in and two for states I, the Grantor, was not in. I went to a site that offers legal forms for every State, and I also compared those forms with QCDs recorded in those states, to make sure they matched up.

                      If I recall, you may have to subscribe to that site, and then cancel it after you complete the form.
