Selling a Shell Vacations Club ownership pamphlet...

The developer is creating an information sheet for owners who want to sell or transfer their points.. I've received a preliminary copy (attached here) - so the final version may contain a few minor changes..

Hopefully, more developers will create material like this to assist owners who decide they need to sell..

Sorry that your timeshare ownership hasn't been a good experience for you.. If your property is paid in full, and you properly transfer the ownership to another party- you will be free of any future obligations for maintenance fees.

The Shell process isn't what I would call smooth any longer (we miss you Anna), but it is a fairly straight forward process.. As with many developers, there have been tremendous personnel changes that have caused some confusion and delays with the transfer process. However, I have always felt that Shell is sincere in wanting to provide owners with easy to understand information about transfers. They are one of the few developers to have taken the time and effort to try and create informational documents to help resale buyers and sellers. They are also actively seeking to help their resort HOA's find the best course of action for handling foreclosures and deedbacks.

It's always an internal conflict for developers to provide any real type of support for resales, but I have to applaud Shell for taking steps in the right direction.

Its not that it wasnt a good experience. mainly its just I have been stationed over seas the past year away from my family so i havent be able to use it, and during my time away my family has grown so it will me a bit more difficult to use it, not to mention that i will be moving with my family to Japan for the next 3 years. Me and the wife just dont see using it much if any at all so we are pretty much just looking for somebody to transfer to. but i will keep in mind what you said when i find somebody to transfer to. and afterwards ill be sure to post how the transfer went.

                Sales & Contract Splits

                • In order for a membership split to occur, there must be enough Points to split so that each new membership will have the minimum amount of Points necessary for
Club membership. Currently that minimum number is set at 1,000 Points.
                • In addition, all outstanding loans must be paid in full.
                • Please note that the membership split will not occur or be effective until the beginning of your next use year with all Points available (i.e. where you have not borrowed Points).

                • Home Club Reservation Period: Ownership in the Shell Owners Club provides a priority reservation period 365 (about a year) until 277 (about 9 months) into any resort within the owned Home Club. A minimum of 7 consecutive nights can be reserved.

                • Access to all SVC Resorts & Affiliated Resorts: A request for any other Shell Vacations
Club resort may be made at 276 (about 9 months) days with a minimum night stay of 2 nights.

                • No members own Points in any particular resort. As an example, your listing should not indicate you are selling “Crotched Mountain Points”. If you were a Founding Member with founding rights in a particular resort, your Founding Member Rights will not transfer
to any unrelated buyer (anyone not an immediate family member or an heir).

                • The Points sold by you will be eligible for SVC Resorts, SVC Affiliated Resorts, SVC Collections, SVC Premium Perks and RCI Exchanges.

The Points sold by you will not be eligible for use by the buyer in either the SVCLifeStyles or SVC Elite program and you should not represent that they may be used for access to those programs. (SVCLifeStyles and SVC Elite benefits may be transferred to immediate family members (limited to spouses and children) or to any heirs acquiring the membership directly as part of a member’s estate.

                • Shell Vacations Club membership includes an annual access with RCI.

                • Maintenance Fees & Club Dues: It is important to disclose to potential buyers that SVC
Membership requires annual Maintenance Fees and Club Dues. Maintenance Fees are billed annually by Home Club on a per Point basis. If you are not sure of the current amount, contact 877-743-5510.

In order to process a transfer of any Shell Owners Club membership, you must follow the steps below to complete the transfer. The Seller must contact the Membership
Transfer Coordinator (currently a lady by the name of Candy Caldwell) to request a Membership Transfer Application be sent out to you, or upon request to the closing agent you are using for the transaction.

Provide Member Services with your Member ID, name and advise them you have sold your membership. The proper documents will be mailed, emailed or faxed and the instructions will be included. Member Services will document your account for future reference.

There will be a transfer fee to process the transfer and have Chicago Title provide your buyer a new Point certification indicating they are the record holder of such Points.
Send the fee of $200 USD for the first contract and $75.00 for each additional contract. As an example, if you own 4,500 Points but purchased your Points at three different times, you have three contracts.

Instructions of payment will be included with the transfer forms mailed out. Payment will be needed in order to process the transfer. ALL the current owners must be listed on the
signature lines as they must all have their signatures notarized.

Once you receive the documentation, complete all forms and please mail them to the Membership Transfer Coordinator.

The Membership Transfer Coordinator can be reached at:
                Attn. Membership Transfers
600 West Chicago Avenue Suite 690
                Chicago, IL 60654

Timeline: It will take approximately 8-10 weeks after all the documents have been received. The account must be current during the entire transfer process.

                  Transfer costs

                  Hi There,

Please excuse me however this is my first actual post (I know there is a new members forum and I do intend on posting there as well)

When transfering this type of ownership do I have to (or the buyer as the case may be) have to pay "Closing Costs". I have some contracts that I may end up giving away. There is no deed attached to it, so obviously just a points membership. Can I just pay the transfer fee to have it put in someone elses name?

I have never "Sold" one yet and am very green in the waters when it comes to this whole process. Just do not want to pay alot to have it given to somebody else.

                  Thanks,

                  Tom Westlake

These are not deeded.. If you use a closing company or escrow agent, there would be administrative fees paid to them. If you do it yourself, the only required fee is the transfer fee to Shell Vacations Club.

                      No closing costs

So in other words, if I post this say on eBay or on a free classifed site I can advertise it as no closing costs etc? Say for example I am willing to pay the $200 transfer cost, just to have it taken of my hand?

I'll ask regarding BlueGreen in the dedicated BlueGreen forum if it is not appropriate here but is it the same with them?

There are several Bluegreen specialists who are regulars here.. Posting in the Bluegreen forum will be the best way to obtain information about that program. There are many different variations with Bluegreen transfers, so your answer will be much more in depth.
