  • Diamond Resorts Delaying Owner's Resale Transfers

    Has anyone experienced Diamond Resorts delaying their owner's resale transfers on purpose?
    I have a signed federal express delivery that they deny receiving.
    I also have had a escrow through Chicago Title still delayed since December of 2008.
    Diamond is becoming as hard to deal with as Westgate.
    Calling Stephen Cloobeck's office seems to get the ball rolling but that seems to be an extreme way to handle the delays.
    Does anyone have other suggestions?

    Diamond transactions have always been time consuming and often frustrating. Often, simple persistence is the only real advice I can provide. Try to be as calm as possible when you call, but firmly explain that you do plan on making contact consistently until it's completed. As with everything in life- the squeaky wheel gets the grease!

    There can be MANY reasons for a closing delay- so without specifics I can only wish you the best and hope things gets resolved for you sooner- rather than later.

    If you are having specific issues with Diamond- try asking for advice in the Diamond section of the forum. It's likely other owners have experienced the same thing and may be able to offer constructive advice.

    If you are instead having difficulty with your escrow agent- try giving some more specifics here and perhaps we can advise!

      I've had a similar experience this spring. The Customer Service reps are bascially no use. They depend on corporate to handle that stuff, but claim there are no phone numbers to get in touch with corporate. They can only "send a message" or emails. I even called every couple days and got different stories. It wasn't until I emailed Cloobeck's office that I got action -- and in a matter of hours for the form I had been waiting on, not "weeks" as CS was telling me. I even got the woman from corporate to walk the form through for me when I mailed it back because I had been getting the run around for a couple months.

      So personally, I'd call or email Cloobeck's office. What's the harm?

        I did one a few years ago and it took more than 6 months and part of the problem was the closing company just to let you know.

          The closing company has not been the problem.
          The current problem was solved by calling Stephen Cloobeck's office.
          A vice president responded, the fed ex packages were found and the transfers were completed.

          The customer service people seem to not care and with such an immediate response from calling the President's office you would think they would get the problem solved so not to be bothered with a paperwork situation.

          They charge a $50 upfront fee for estoppal information and have high transfer fees so it's a profit center for the company when some resorts don't charge any fees.

            While my transfer of my last "resale" seemed to take forever it did conclude so I have 4 contracts now with 27,500 annual points.
            What never was completed, and has been in limbo, was the 4800 banked points we requested be transferred with the sale.
            We inquired how best to make this happen and did 100% of everything that was asked. I recently followed that up, after 5 months of nothing, with a certified letter to the CEOs office.
            Sunter... uh, Diamond seems to be just about as customer-friendly as they have always been.

              Diamond Resorts S.O.P. Delay after Delay

              Diamond Resorts is now telling Chicago Title that it takes 90 days (it never has taken more than 45 days in the past) to do a membership transfer.
              This is a transfer of two contracts (4000 pts and 6000 pts) from one owner at Hilton Head Island Links.
              This was submitted to Diamond originally in mid December of 2008.
              We have had to send the transfer documents and corporate paperwork three times.
              They delayed returning the estoppel then delayed the response to ROFR (which they did not even have) and then wanted original signed documents and not copies signed by two witnesses.
              These are memberships (with high annual fees) that do not transfer in either RCI or II and can only use selected Diamond Resorts.
              So not only has Diamond Resorts made this membership unattractive for future owners they have made it virtually impossible to sell within a reasonable period of time for exisiting owners.
              Phone call after phone call gets excuse after excuse.
              When it finally closes...???

                Escrow submitted December of 2008 is finally transferred.
                It took forty five days instead of the final 90 days Diamond said it would take.
                Using the corporate number and finding a responsive person is the key.
                Being a Squeaky wheel works.

                  Congrats! And a big thank you for following up on this thread.. Often, people only take time to report the problems, and just take a successful ending for granted when it happens. I appreciate your effort!

                  Buying resale can take some effort- but saving thousands is worth it!
