    RV Resorts can be even more confusing than traditional timeshare transfers, due to the wide variety of membership types that can be purchased (usually there are multiple types at each resort)...

    For the most part, these are non-deeded memberships- often in perpetuity. The transfer is processed by the resort, so verification of the seller's contract details can be extremely difficult if the resort does not cooperate. It is always advisable to ask if the seller has a copy of the original purchase agreement for review.

    If the ownership is deeded- the process will be basically the same but will require a recorded deed as well as the resort's transfer forms.

    Some resorts will have a limited number of transfers available for each contract, and these are often designated by a letter after the contract number. For example, a contract number 1047A may have three transfers remaining, 1047B only two, 1047C one, etc....

    Transfer fees vary depending on the resort and on the individual contract. Some will have a flat transfer fee (often between $250 to $750), while others are based on a percentage of the original purchase price.

    Annual dues are often another area of real confusion. Many owners have contracts that limit annual dues increases, but upon transfer- the dues will be reassessed to the highest current level.

    Contract types themselves vary by resort and program. Some provide reciprocal usage at sister properties, but this can vary from just a single other site to access for all affiliated resorts. Questions to ask are how many consecutive days are allowed, how much time off site is required between stays, and how far out are advance reservations allowed. Also, day usage is traditionally available to the member- but rarely to any other family members unless the owner of record is with the party.

    If you are interesting in purchasing a RV resort system on the resale market, there are a few resellers that specialize in this field. It is important to know that because the majority of these memberships are non-deeded, a real estate license is not usually required. Most resellers are not licensed brokers, and few have active escrow accounts. If you are uncomfortable dealing with a reseller- either look elsewhere or request an escrow agent of your choosing at your expense.

    Third party reciprocal usage systems such as Coast to Coast and Resort Parks International memberships do not usually transfer with the base ownership, so these should be addressed specifically in your purchase agreement and if they are to be transferred, will most likely require their own transfer process and fees.
