Bluegreen transfers can be very confusing, due to the unique nature of their ownership system and also due to the variety of grandfathered contracts that are embedded in their current resort portfolios.
For the majority of Bluegreen point transfers- ownership is actually held in trust by a Bluegreen entity known as Vacation Trust, Inc. For these transfers, an assignment or assumption of ownership must be prepared by a Bluegreen authorized closing agent, such as Bluegreen's Resort Title Agency or PCS Title.
The base escrow fee is $475. There is also a required transfer fee payable to Bluegreen in the amount of $100.
If the ownership has an underlying deed that shows the individual seller as holding title instead of Vacation Trust- the assignment and assumption process is not sufficient to pass title. Instead, a new deed has to be prepared and recorded. Please see the estimated closings costs thread for the state in which your resort is located. The Bluegreen transfer fee will still apply.
