This resort charges a $100. transfer fee payable to Ron Jon Resorts that must be sent to the resort with the new recorded deed. This fee was just started in January of this year, so many closing agents may not yet be aware. (I thought I had already tagged a note about the change- so apologize for the delay in posting this info!)..
Also- buyers and sellers should both be aware that Club Caribe membership does not transfer. This membership is only available to individuals who buy directly from the developer and allows additional perks such as day usage, and bonus time reservations.
The other issue that seems to cause a tremendous amount of confusion with this resort is their season designations of red and light red. Be sure your closing agent verifies the season info with either the estoppels, or simply by checking the inventoried week for deeding purposes.
