    I saw someone post that they are seeing lots of last-minute exchanges could be pulled with blue weeks. I remember the poster saying all he needs to do is buy some blue week with low maintenance fees somewhere to pull these last-minute weeks in Hawaii. I have a blue week and see the same Hawaii weeks and great resorts in Florida as well, including those three bedrooms at OLCC that are now 74,500 RCI points for a week, even at the last minute.

    Anyway, Val Chatelle has a newsletter that I just received in the mail and many of our owners are looking to sell their weeks. VC is Silver Crown. The resort does the closing for $250 total and you may be able to get the closing for $100. The weeks are not deeded but our owners, all 300 of them (there are only six units), are owners of the resort in its entirety. We bought out the developer back in 1985. Anyway, Neale (girl's name, pronounced NEELEY), is the contact person at the resort (970) 468-8363. There are lots of owners trying to get rid of their blue crappy weeks. Maintenance fees for blue weeks are $416. You can call Neale for a list of current weeks and see if you can get a bargain. I have to warn you that most owners are charging $1K, but with the closing fees so cheap with transfer costs included, it is not a bad deal.

    You would be surprised at the trade power of the blue weeks for Orlando. I can pull Hiltons as soon as they appear.

    OBX blue weeks work pretty well for Orlando, too. Many of the HOA's will sell them for $100, deeded ownership. Closing costs range from $217 to $367 depending on the resort involved.

    Outer Banks Resort Rentals in Nags Head handles The Windjammer (lowest m/f), Hatteras High, Ocean Villas II, High Dunes, and Dunes South HOA resales.

    Seascape and Golden Strand/Strand South do their own resales in house.

    Ocean Villas I (lowest closing cost) uses a realtor off the beach and can best be contacted through the resort office.

      The key is not the purchase price, it's the maintenance fee. As long as the maintenance fees are less than $200/week, this could be a good deal. If it's $400 or more, there are much better options.

        These days, the only way to get close to the $200 per week number is to buy a lockout. You can pick up blue lockouts on OBX pretty cheap.

          Most OBX resorts do not have lockouts. The only developer that really built that configuration was Barrier Island Station, whose developer is still in sales, and still controls the HOA's even at its sold out resorts. Thus, no HOA resales. Also owners at BIS tend to ask over $1,000 for any week on resale.
          Because of the developer's hammerlock on control of the HOA's, those are not resorts that I would consider buying at, although otherwise, I really like BIS-Duck and also Ocean Pines.

          The best m/f on the OBX other than lockouts has consistently been at The Windjammer, which is a bit over $300 ($315 if memory serves but I do not have my list in front of me).

          Some HOA's will actually sell a week 47, which is a fairly strong week, at the usual blue week prices if they have one, but they don't last long. If someone wants a blue, that is what I would look at. The next choice would be a week 12 or a week 45-46.

          Also, the only floating week system on the OBX is at Hatteras High, where all blue and white weeks float. One could buy there and request week 47 or a decent white week like 14 or 43, but I am not sure how far ahead they can be reserved. Red weeks are all fixed.

          Some HOA's will not sell the better blue weeks (45-47,51,10-12) at the lower prices

            Currently on myresortnetwork.com there is a week 9 lockout for $89 at BIS-Duck. Based on previous dealings with the broker, closing is $450. For $539, $450 a year mf and two trade fees you can have two weeks of vacations a year if you're not picky about when and where. I don't think this fits what most people want to do but it's out there if you want it.

              If you don't have to travel during peak seasons, a blue week may be the way to go. RCI's extra vacations have gone up so much they exceed some people's maintenance fees.
