    My uncle sold his that he bought for $16K as a founding member for $12K this year because of that $2K MF.

    I just exchanged into MC for Labor Day week 2009 with $360 in maintenance fees plus $99 exchange fee plus $175 nuisance fee = $634. Maybe that's why it sold for only $4000.

      Are you saying that you have to pay these additional fees? I exchanged into the Manhattan Club last month for one week through SFX. I didn't pay any fees at all except for the SFX exchange fee of $129. I have a request in for next year at MC.

        You are saying there are no daily housekeeping fees when exchanging in via a company other than RCI?

          Those are RCI related exchange additional fees, I think.

            It is a one bedroom $25/day housekeeping fee for a week.

              All units are air-conditioned and feature a telephone, TV, kitchenette with mini fridge and microwave. Resort also has a bar/lounge area, valet parking, fitness center, and a concierge service. There are two types of units at the resort. STUDIO units OCC: Max 4/Pri 2 have1 bath, 1 queen bed and a sleeper sofa. This unit has no door separating the living and sleeping area. THIS UNIT IS BEST EQUIPPED FOR 1 ADULT COUPLE WITH A MAXIMUM OF 2 CHILDREN. 1BR units OCC: Max 4/Pri 4 have 1.7 baths, 1 king or queen bed and a queen sleep sofa. NO UPGRADES ARE AVAILABLE. Resort will place guests into the unit type confirmed.PLEASE NOTE: RESORT CHARGES A MANDATORY HOSPITALITY FEE OF US$15/NIGHT FOR STUDIO UNITS AND US$25/NIGHT FOR 1BR UNITS. THE FEE WILL BE COLLECTED BY CREDIT CARD AT CHECK-IN. Valet parking is available at the discounted rate of $28 per twenty-fourhour period.There are no in & out servicesor hourly increments.                 That doesn't really define where the charge comes from and where it goes; just because RCI says the resort charges.

                  I don't know anything about exchanging through RCI. However, I do know that we did NOT pay any fees at all on our exchange through SFX last month other than the $129 exchange fee that SFX charges.

                      Well it definately comes FROM Manhattan Club in the form of a charge on your credit card.

                      RCI does not collect these daily fees.
