  • points vs. price

This may be a stupid question, but i am sorrta new to BG. Why do the same amout of points cost different prices. (ie, 3000pts for $2800 vs. 3000pts for $9000) Arent points, points!

    Yes, points are points.

But yet they sell for different prices. Different sources may explain most of the variability.

    1) Developer price - I never bought from the developer but I understand the $1-$2 per point range is typical. They offered me points at $2 per point at my one and only tour. If you buy from the developer you get benefits such as bonus time, travellers plus, and more.

    2) Qualified resale points through Pinnacle - Bluegreen is affiliated with Pinnacle so that points purchased at Pinnacle also give you developer benefits. Prices are much lower. If you look at the Pinnacle Vacations site, you'll see some listings at $2 per point, but they'll never sell at that price. Look at the prices for the ones listed as "Sale Pending". They're probably in the neighborhood of 25-50cents a point.

    3) Unqualified points from anywhere (ebay, a friend, whatever). These can range from damn near free, you just pay the closing costs to the lower end of the Pinnacle prices. Unqualified means (I think) that you don't get the developer benefits and these points don't count toward premier status. But the points work just like qualified points purchased from any other source.

Points "from anywhere" are sometimes even listed as just under the developer's price. Someone buys a timeshare for $12,000 and decides to sell. So they list it at a "bargain" price of $10,000 without realizing that it cost the developer some $6,000 to sell the unit. Meanwhile there are some people who have fell on hard economic times and can't even keep up with maintenance fees and will (as akparsa pointed out) give it away quickly before they hurt their credit rating.

Well heres the deal, I initally purchased in to BG in 2008 for 3000 pts. Since then I have purchased another 3000 pts through BG. The second purchase was less than the first. I have now found that I can purchase the same amout of point or even more for a smaller price. I intend to purchase more points in the future, but i think i am going to go through Pinn Vacations.

            Qualified?/Unqualified?

Could someone explain the importance of qualified and unqualified points?

We have owned one time share since our honeymoon almost 22 years ago. It has been an excellent purchase for us even though we bought "new" way back then.

Given the opportunities now, I am thinking of picking up something on ebay.

At this point I am looking for places we want to go and weeks we want to stay, but really just researching and trying to make a good purchase.

Aside from that, is there anywhere here where I can look for advise on this idea?

How to judge a good deal? How to look for any hidden cons? etc etc etc. We are more able to absorb a cost like a second or even third maintenance fee, but I do not want to be caught in a bind.

            thanks.

The rough market rate for Bluegreen Points based on today's market is as follows:

              1) Unqualified points: $.05/point (or about $.15/point out the door after including closing costs, maintenance fees, etc).

              2) Qualified points: $.20-.25/point. Qualified points count toward Premier levels. For details of what is included in the Premier program, see this link: VIP/Premier features description

That is based on my sales over the past 3 months. I have plenty of packages in the price ranges above. If anyone is interested, send me a PM and I'll give you some details.

When adding points, the most important thing to do is to make sure that the points you are purchasing are combinable with the points you own. If they aren't, then you could pay around $300 per package PER YEAR too much in maintenance fees. I spend a lot of time fixing these problems for owners who make that mistake.

BG, itself, will magically come up with a points deed they can sell a little cheaper (if you keep resisting at a sales presentation). They might claim it's a deed that was traded in when someone upgraded to more points - and this is probably true because it does happen. I'm sure they'll have other reasons, also, that they will state. But it's still not anywhere near as cheap as buying from Pinnacle.

Does the home resort/week on the deed impact the price on the resale market at the prices Boca quoted? Do peolpe seem to pay attention to the resort/week when buying resale? We use our priority week alot so when we were buying, we were very selective on the week and location. I was wondering if others took this into consideration.

We are in the process of purchasing resale points, and we definitely took into consideration the resort/ week - especially the resort.

                            Just curious, why?

You are buying points, using points at any of the BG properties, and when time comes to sell, you will be selling points. Why do you care where they are attached?

At 11 months out, everyone has access to "your unit". However, at 12 months out and until the 11 month window opens, only you have access to your unit of the week that you own. So, if you want to go to Shorecrest I just about every summer and you find points for sale backed by Shorecrest I week 28, it would be worth a premium to you because you would be guaranteed week 28 in your unit every summer. I, however, probably have little to no chance of ever getting week 28 at Shorecrest I.

I am guessing that few owners know about this.
