  • Newbie Question

I've just purchased a Sampler membreship at mountain run in boyne and i'm quite interested in getting into this timeshare business as a vacation option for my family. I have a few questions though.

1.) how important is your deeded resort... Ie could a smaller less popular resort cause you to incure less MF then a more popular bigger one?

2.) They spoke in my presnetation that i could get deeded land is that only an option if i want to stop my bluegreen services and fees and just have land instead of points and MF.. ??????

3.) They offered me purchase options like 8000 points per year for about 15000 dollars and MF of about 600 with 129 fee for club. (the one im thinking of) I just seen pinnicle website and found much cheaper prices like$2500 for same annual points. That is 12500 dollars less!!!! I've read that i can still get bonous member benifits that were offered at bluegreen like ,Travellers Plus and RDI Trades transaction fee waved and access to awesome hotels and camp grounds n use my points to get them, yacht club and crusies with cheap points if i buy from pinnicle. It just seems too good to be true to pay 2500 dollars and get all member benifits from pinnicle when bluegreen in Boyne is asking 15000? am i on crack thinking this is possible???

i'll leave it at that but i'm a research whore and i'm probably going to have more questions before my year sampler is up and i buy.

Thanks alot in advance i'm glad i found this forum

    welcome to bluegreen....

I have been a member for 6-7 years and have used my points to the max........you say you are a research junky.....thats exactly what i was going to tell you... keep researching and learning.......time share ownership...to be used right takes a bit of a learning curve ...to get the best usage from the T/S ....and this forum and yahoo are very good for learning.......

if you decide to upgrade make sure you check the secondary market you will save a Bunch and that savings can be used for your vacations.......i must admit i didnt do that I am silver level 20,000 pts and all purchased from B/G.....I am not complaining because it has been great....but i Know i could have saved some money....

others with more expertise than i can help with deeds/trusts/and other specifics......just know that most owners.......realize timeshares are not an investment but a chance for some excellent vacations.....

    good luck and again welcome

Thanx John I'm sure that i will find the answers to my questions. I feel like i just stumbled onto a gold mine after doing cash to bluegreen point comparison anaylisis and perhaps i'm just cought up in the 'rush'. Thinking about paying about 30-80 bucks a night for vacations is exilerating especially looking a the locations bluegreen has to offer. just like you say its all in learning how timeshares work cause i'm sure there are a lot of loop holes and i want to know them all b4 i get burned and lose my enthusiasm. I just thought these questions would be a good place to start since i'm not a owner yet!!

I thought this was informative. MF are solely points based and most people are in Group E. Heres a little chart with formulas

Annual Trust Fund Budgets – Maintenance Fees
        Year Billed: 2006 2007 % Increase

        Trust Fund B $170 + $0.046 per pt $180 + $.050 per pt

        9,000 pts $584.00 $629.00 7.1%
        12,000 pts $722.00 $780.00 7.4%

Trust Fund D $0.055 per pt $0.058 per pt

        9,000 pts $495.00 $522.00 5.45%
        12,000 pts $660.00 $696.00 5.2%
        13,000 pts $715.00 $754.00 5.2%

Trust Fund E (Deed Originally Purchased after 2003)
        $290 + $0.027 per pt $290 + $0.035 per pt

        9,000 pts $533.00 $591.00 11.0%
        12,000 pts $614.00 $710.00 13.5%
        13,000 pts $641.00 $745.00 14.0%

Interesting enough you can use you VIP/Preimum benifits to use points to pay for your MF but it doens't look at all cost effective

        Silver Points for Fees
        Club Dues: 3,000 pts
        Maintenance Fees:
        Up to $200 5,000 pts
        $201 - 300 7,000 pts
        $301 - 400 9,000 pts
        $401 - 500 11,000 pts
        $501 - 600 13,000 pts
        Each additional $100 or
        Portion of $100: 2,000 pts per $100

        Gold Points for Fees
        Club Dues: 2,500 pts
        Maintenance Fees:
        Up to $200 4,000 pts
        $201 - 300 6,000 pts
        $301 - 400 8,000 pts
        $401 - 500 10,000 pts
        $501 - 600 12,000 pts
        Each additional $100 or
        Portion of $100: 2,000 pts per $100

I do not know how much you have read. Besides Pinnicle you can personal message BOCA BUM on this website to purchase Blue-green points. He would be my 1st choice. You MUST purchase through an authorized reseller(i.e. EBAY will NOT work for Priemer Benefits you suggested) both BOCA BUM and Pinnacle qualify. If you purchase through a "authorized reseller" they will help you get the 'Travellers Plus' and other benefits Some of the waving of fees depends on the number of points you finally decide to purchase. This is a great time to purchase on the resale market.
The sad truth is you are NOT "on crack thinking is possible." I like others learned the hard way by buying 1st from the developer. I bought from the developer x2 & they had messed up my deeds. Boca Bum got it all straightened out for us!!!!! He is VERY helpful and knowledgeable.
My wife is in Chicago paying $250+/night at hotel on business. The first thing she said was this is not a Bluegreen place. I have used Bluegreen bonus time instead of points and that works well.
          1) Take time to read the posting here, TUG, Yahoo. 2) When you are ready to buy I encourage you to buy from authorized reseller {see above} 3) You need to plan your vacations ahead to get where you want to go. While you may be able to grab a last minute vacation to where you want, you are better not to put all your vacations plans on it. In Bluegreen, RCI or II(and really for most of timeshare industry) PLAN AHEAD this prevents disappointment. 4) This is a lifetime of quality vacations for a fraction of the retail costs especially if you buy on secondary market. We were spending $500-$1000 to stay in cheap cramped hotels. Since owning in Bluegreen I can turn around when I want to change my mind
It does not matter to Bluegreen where you own your points. People tend to pay more for Big Cedar than Christmas mountain points. But points are points are points. With one exception. If you want to go back to the same place every year the same week and the same size unit then you need to purchase the resort and week at that resort. Otherwise points are points are points.

Good luck with your future plans. There are better and cheaper ways to vacation and believe that Bluegreen is a great way to do it.

Thanx for all the info regretably i spoke to BOCABUM today and if you don't buy before May 31st (ie monday) then you can't get preimum benifits unless you pay at least 1.25 per point because of a policy change from bluegreen effective june 1st I'm so dissappointed that i'm learning about getting into timeshares just as the cheapest options are comming to a close
it looks like ill be waiting unless someone out there has 5k they want to gift me lol hope the knowledgeable guys like bocabum will find another workaround so we can continue to get cheap points untill then i guess ill just save up
