    I received a MF bill for 1056.50. This appears to be higher than the BG formula would suggest. I have 15000 total points on two accounts in TF E. When I use their formula, I come up with 917.50. Does anyone know what the other $137 would be for? I thought the club does were much higher and billed separately.

    From my MF bill:
    "E: Annual ownerships are billed at a flat rate of $310 per owner, plus $0.0405 per Point ($0.0337 Maintenance Fee + $0.0068 Real Estate Tax).

    Biennial (every other year) ownerships are billed at a flat rate of $310, plus $0.02025 per Point ($0.01685 Maintenance Fee + $0.00340 Real Estate Tax).

    Please note: The flat fee of $310 will only be applied to one account. This applies to both annual and biennial ownerships."

    Hmmmm. I need some info:
    1. When did you get this bill?
    2. Is this the 2010 bill or the 2011 bill?
    3. Did you borrow points?
    4. Did you pay your club dues earlier (I am wondering if they are included (but hidden) on this bill?

      It looks like they included ARDA fees and annual dues. But, the amount is still off by a few dollars. Email me a a copy of your maintenance fee bill and I can tell you. You can find the detailed break down in your online account.

        Thanks, that is exactly what it was. I thought the club dues were billed seperately. I did not even see the link to the full statement until now. This is my bill due Sep 2010:

          Maybe BG is finally getting a little SMARTER and billing the dues at the same time. Saving paper, plus envelopes, plus postage.

          Last year I was billed for the club dues on 12/01/2009.

            I got a bill for my club dues within the past month or two, so maybe it depends on some accounts, or maybe it is being rolled in slowly.

              Don't quote me on this but I seem to remember that BG is changing its billing dates on new sales so that club dues and maintenance fees are due at the same time, the anniversary date. (Jim, am I right or did I accidentally eat the wrong kind of mushroom?)

                Yes, it's true. Any package purchased from Bluegreen after Nov 1, 2008 is considered an "a-type" package. That means anniversary billing. It is still Trust Fund E, but billing for all services is on your anniversary date. There is a one-time proration to change from Nov 1 to your anniversary date if you upgrade.

                When you purchase one on the resale market, weird things happen.
