  • Want to give away our points!

    Not sure how to go about this or if this is even the right place to post this but we are just wanting to get rid of this thing. We have 8,000 bi-annual points deeded to Laurel Crest Pigeon Forge, Tenn week 43. The maintenence fees are $505 per year due in Nov. If this isn't all the information that is needed just let us know.Thanks

    Is there a transfer fee? Are there any assessments due or planned? We might be interested...

      I'm not sure what you mean by transfer fee and if by assessments you mean maintenance fees they are due Nov. 15 yearly we have not paid them this year would like for the new owner to cover those and I think there is a $129.00 membership fee but not sure if that transfers.

        I meant a closing cost for the change in the deed to another person. What is that fee?
        I assume that the 8000 points are available for the payment of the maintence fee in Nov 2010. Is that correct?
        Are the maintence fees and club membership fee due EVERY year, even though the points are given to you every other year?

          If you know how to file the deed with the county you can do that for the fee that the county charges. The deed must be prepared. Some counties will allow a quit-claim deed.

          Also there is a transfer fee that BG charges to transfer the ownership, which I think is $475. I'm sure there will be some requirement of paperwork, possibly a copy of the county recorded deed.

          I'm sure others will chime in if they know more specifics.

            We do not know how to do any of it I guess we would need to figure that out. And we didn't know that there were that many fees so we would be willing to split the cost with the buyer so if its say $1000 dollars for maintenance fees, closing cost,transfer fees, ect we would pay have. If you are still interested I quess will would need to talk to the admin of this site to get the details on how to start.

              Those are HIGH fees!

              Again, are these 8000 points every other year? (Even years starting in 2010?) and maintenance fees/club fees EVERY year? Also, I need to check on the amount of points needed to go to the resort in northern Michigan that we want to trade into.

                As was stated in the first post the maint fees are $505. I'm sure this is every other year as you earn the points only every other year. The $129 dues are probably every year. These pay for the "free" RCI account and maintain the call center.

                It's quite possible the BG title department might help with how to handle the deed and transfer. Doesn't hurt to call and ask.

                  Yes the maint. fees are every year and you get 4000 points each year but you can barrow from the next year. The neew point are rolling over this coming year 2011 but for a short time BG told us that since we haddn't used our point from last year that from the time we pay maint. fees in Nov. to the end of the year dec-31 that we could use up to 16,000 point but then there are no more point for the next two years. Hope that makes since.

                    So, the maintenance and club fees ARE every year. I think I understand the point allocation as well. Must check , now, what 8000 points will get me in northern Michigan.....

                    Just checked BocaBum's point chart....A one bedroom summer in northern Michigan is 9000 or 7000 points for a week. A two bedroom is more points than that. Since the BlueGreen fees are collected every year and you could only go to the resort every other year, that seems more expensive than just renting a week. I guess we are really not interested. Sorry

                      Bluegreen points are not deeded like a traditional deed. They are an assignment of owners rights, you need to talk to Bluegreen Title Department. Filing a deed for a points transaction will not convey the points.

                        Since this is a "Points" unit, the deed is actually held by the Trustee and stays with the "Trustee". The paperwork for transferring points from one owner to another is quite simple but there is the $475 fee attached (unless transferring to a relative). Details can be found by:
                        1) Logging into the BG website:
                        2) Go to HELP/FAQs
                        3) Select Mortgage and Title
                        4) Select 1. How do I remove, add or change the names on my account and/or Title?
                        5) Click Title change form
                        6) Follow directions and Answer questions

                        That's it.

                          Thanks for all your help. At least now I know what need to be done should someone say they want them. Just one question do you all think these points are worth the $500 I'm asking for (maint. fees) or should I just bite the bullet and pay everything to get someone to take them off my hands?

                            I think the buyer paying the maint. fees for the points they receive is quite normal. The problem is the maint fee's are very pricey for your points. You pay $500 a year for 4K points a year (if I am understanding this properly). For a comparison, I pay ~$800 a year for 11K a year. I wouldn't mind picking up some points some time, but paying those maintenance fee's...not worth it in my opinion.

                              VA,

                              These points appear to be in trust fund E, if you are already in trust fund E, then deduct the $320 base fee. You only pay 1 base fee if all your accounts are in Trust fund E

                              This then gives you MF of around $180 for the 4000 points per year
