  • Home Owner Associations (HOA)

    Does the term HOA term to Blue Green (BG) resorts? If it does, then I am sadly lacking any information about them or how they work. I am a BG owner for several years in several BG resorts, but I have never received information regarding HOA from any of them. If the the term does apply to BG, I would like to be pointed in the direction of finding out more about them. Thanks in advance for any information provided.

    I don't know of any HOA system that applies to points owners beyond the BG vacation club. The HOAs I do know of are for weeks owners at resorts BG owns - for instance, there's an HOA for Christmas Mountain Village that has special assessments BG points owners don't deal with, and I believe there's a pretty active one for Shorecrest, too.

      Thanks, for the quick response. Apparently I have nothing to be concerned about. I am curious about your reference to week owner's and points owners'. I own weeks that translates to points. Am I looking at it wrong.

        Bluegreen sells weeks that translate to points. Twelve months out, Bluegreen owners can claim their week and it works just like any weeks ownership. Eleven months out, unclaimed weeks are converted to points and put into the "common pot" -- any Bluegreen owner can rent the unit, and the owner of that week can use their points to rent any Bluegreen resort, subject to availability. But Bluegreen bought resorts that someone else developed, meaning there are often owners who predate Bluegreen's ownership. Those owners have weeks, but not points. They own in a Bluegreen resort, but they aren't Bluegreen points owners or part of the Bluegreen Vacation Club system.

          As far as I can tell, every resort has a Home Owners Association (HOA) that makes decisions about that resort. The owners of the unit/weeks are members of the HOA and elect the "Board of Directors (BOD)" (or some similar name) to actually run the resort. The HOA sets policies, decides on the budget, and often hires a company to manage the resort. In the case of resorts which have unit/weeks in the BGVC, the legal owner of our points unit/weeks is the BGVC and the BGVC Trustee has our votes in the selection of the BOD. There may be some special agreements on voting and BOD membership which were made when BG (or the earlier RDI) purchased the unsold inventory from the developer. In the cases where BG developed the resort from scratch, the Trustee has all the votes for the BOD (except BG the developer can vote the unsold inventory).

          As others have pointed out, if you just own points, you are not a member of the HOA and therefore will not hear from them and will not vote. However, you can, and should, vote for the directors of the BGVC. The election is held in the Fall. Most members do not attend the annual meeting and they do not send in their proxy so a quorum usually is not present. So, no legal action can be taken and the meeting consists of reports, and often very important reports.
