Just got back, we didn't do an owner update, but the teaser was that BG bought a condo development by the lake just last week, and will be bringing it online soon..
Anyone else hear anything?

They did buy Paradise Point awhile back. Did you maybe hear wrong, or it was said wrong?
& I would be surprised if Bluegreen bought anything, but not surprised if Johnny Morris did.
I need to go over that way, drop something off at Big Cedar, and snoop.

Wanna know more about Paradise Point? Our history with it goes back 14 years.
We useta stay with friends at Redbud Cove B & B before PP was started, and when it was, they put their water treatment plant right up next to Redbud Cove.
The first lake house we looked at was while we were staying at Bedbud Cove, around the Point on the Big Cedar Cove side.
Then, when we got serious about house-buying, we looked at one smack in the middle of the Paradise Point development, which PP eventually bought.
PP has been through many metamorphases, and is now back to it's original timeshare phase. Since it is right around the Point from Big Cedar, and in Johnny Morris' hands, it is probaby a good match.

In October 2010, Bluegreen and Bass Pro Shops agreed to extend their successful, decade-long, exclusive marketing relationship through 2025.
Also during October 2010, Bluegreen's 51%-owned joint venture Bluegreen / Big Cedar Vacations, LLC ("Bluegreen / Big Cedar"), acquired Paradise Point Resort located on Table Rock Lake in Ridgedale, MO, from a third party (the "Paradise Point Seller"), as well as an additional 109 acres of land for future resort development from an affiliate of Bass Pro Shops. Total consideration paid by Bluegreen / Big Cedar for Paradise Point and the adjacent land was $17.7 million, of which $13.2 million was financed through an affiliate of the Paradise Point Seller. Both transactions closed in October 2010.
Paradise Point sits on 24 acres of land, approximately two miles from the Big Cedar Resort. Paradise Point offers 103 residential units, six building pads, a reception house, recreation area, outdoor pool, boat docks and dry boat storage. Of the 103 residential units, 52 are sold condominium units, 30 are unsold condominium units, and 21 units are devoted to timeshare. Bluegreen has assumed the role of property manager for Paradise Point, and projects that sales of the Paradise Point vacation ownership inventory will commence in 2011. Bluegreen / Big Cedar has also commenced master planning related to future timeshare development on the additional acreage acquired in the transaction.
Mr. Maloney commented, "Although we intend to continue to focus on our fee-based service business model, we believe that using a portion of our consolidated free cash flow for strategic alliances, such as the Bass Pro / Big Cedar relationship, is consistent with our goals of maintaining efficient and effective marketing programs to support both our fee-based and traditional vacation ownership businesses."

Overall, given the total raping of the Branson area by RCI's recent enhancement, and the thousands of unsold timeshare units in the area, is this what Branson needs more of?

(1) Was the postcard from Bluegreen? If so, how long ago is "a long time ago"?
(2) I am not too concerned about excessive unsold general timeshare units in Branson. However, I am very concerned about excessive unsold Bluegreen timeshare units in Branson (or anywhere). I wonder if having three BG resorts in the greater Branson area makes it easier for BG to sell BG points to new buyers. If BG is successful at selling, then they can expand the number of resorts across the country which makes it better for me. However, if PP is a drag on BG sales and profits, then they can't expand possibilities which makes it worse for me.

Relating to overbuilding, offseason 2-bedroom Gold Crowns in Branson get 8 TPUs in the New Deal, and primetime ones about 21.

Relating to overbuilding, offseason 2-bedroom Gold Crowns in Branson get 8 TPUs in the New Deal, and primetime ones about 21.
There are technically 6 projects.
Big Cedar 1, Big Cedar 2 (the new section with much higher point values), Falls Village, Long Creek, Paradise Point and the 109 acre project.
My biggest concern is Bluegreen setting the point values incorrectly for the new resorts. If they set them too high, then it creates pressure on Big Cedar and there are tons of under utilized units in the other resorts.
I am not concerned about selling. People in that neck of the country love their lakefront second summer homes. Bluegreen and Big Cedar are doing a great job at serving that niche.
Big Cedar is NOT Branson. But, it's close enough to visit Branson if you want.

I've been to Branson once and I NEVER want to go back. On the other hand, I'd love to visit Big Cedar as much as I can. If the resort were 100 miles from Branson, it wouldn't make any difference to me.
