  • Should I combine my Week with my Points

I am new on this site, so I don't know all the benefits as of yet. But from reading the forums, I think this might be a good venue to use for advice.
I have owned a week at the Atlantic Palace in Atlantic City for more than 10 years. I also own 7000 pts at Blue Green, deeded at Harbour Lights in Mrytle Beach. Now that Blue Green has taken over Atlantic Palace I have a option to combine the two. As of now I am paying two seperate MF totaling $1100.
At my last update I was offered a proposal to combine the two by purchasing 3000 additional points (for $6000) and giving me 5000 points for my week. Re Deed me to another resort and placing me in the Bronze level. The Annual fee would be $1000.00.
It may seem like a no brainer, but I really want to sell my week in Atlantic City and just keep my points and not buy anymore points from them. What is the best thing for me to do??
What do you know about the Land Purchase option offered through Blue Green???

While no one can say what is best for you, you state that you really want to do is to sell your deeded week at Atlantic City and just keep your BG points. Then do it. Right now the price you would get for it would be fairly low or really low but if you want to get rid of it, do so. Then, if you find that you want more vacation time then your points and bonus time provide, you can buy more points resale for next to nothing. However, as the economy picks up, resale prices will go up also.

About all that I know about land purchase option is that you can trade in your equity in your timeshare as part of the payment for land in one of the Bluegreen communities. I have never visited one of their communities so I can't compare them to other communities but I would expect them to be upscale and that the land would be expensive. However, land sales are even worse than timeshare sales right now and one might be able to make a deal. But I have no data to back up the "deal" part.

      Thanks

When you go to the owner upddate meetings they make it seem as though I would be losing out if I didnt combine. And 1500 BG points sounds good!
I would like to know more about buying BG points from owners. How does that work?

        Points versus Weeks

I read your post today and I thought of some more information that you might consider before making your decision on what to do. In dealing with BG, you should reasonably expect in a trade of your week they would pay the point value for that week. For example, using the BG point table and your week is worth 10,000 points, this is what you should expect to upgrade. Secondly, the price quoted you on the upgrade is $2.00 a point. That price is not terrible considering the quanity you are purchasing. You may want to think about a larger package and get the price closer to $1.25 per point. This will be for qualified points to take you to level you want. Once you are at the level you want to be, then consider unqualified points which you can obtain very cheaply. I personaly have bought points for $.05 per point. If I remember correctly you currently have 7,000 points at Harbor Lights. I assume they are qualified points. In which case in upgrade you should expect that you would have 7,000 plus the number of points provided by BG for your week, plus the additional points that you purchase, equals the total oint value, and equals the level that you desire.

While the levels bronze thru platinum offer some value and can be beneficial, I am not sure under the present policies, that they justify the costs.

First, you have to find a seller. Right now that is generally easy. The paperwork for buying points from owners is actually very simple. But there is a cost of about $475. You can sometimes find points for sale on eBay in which the seller picks up the cost (usually the buyer pays for the closing costs). Sometimes BocaBum has cheap points that someone wants to sell since they lost their job and can't pay MF, etc. He is a good guy to deal with.

But, if you found someone sitting at the pool who wants to sell, log into the Bluegreen site, goto "HELP/FAQS" and then "Mortgage and Title" and then "1. How do I remove, add or change the names on my account and/or Title?" and follow the remaining steps.

If you get stuck in the process, let us know.

Yes, Pinnacle will sell points less than Corporate BG. I don't think I would call it "real" low, however.

I have made two purchases in which BocaBum was involved. I have never dealt directly with Pinnacle. Boca is a referral agent for Pinnacle beside operating his own business.

Thanks Charles, I am happy that I joined this site, I see that everyone is so helpful. I have had my timeshare for years and never thought of searching for a forum that specializes in dealing with them. I feel much better dealing with BG after reading inputs from others. I guess timeshares can work for you if you know how to use them. Its the MF that keep me from buying so many points. My plan is to try and sell my week and then buy more. I will try and link up with Boca for sell and buy. Happy Holidays to you! Belinda

Without the MF, everyone would be buying and prices would go up. But without MF, there would be no timeshares.

Just remember that each time there is a sell or buy there is that $475 closing cost. Sometime a trade up comes out better than a sell and a buy since then there is only one closing cost. Also, if the new points are in Trust Fund E you might save some in MF.

                    Follow-up

                    Belinda:

If you decide to look at PinnacleVacations.com you need to look for Blue Green properties w/charter benefits. Those points are priced at least a $1.25 per point, which I think is a BG policy for transfer of benefits.

                      Pinnacle Vacations

How important is it to have charter benefits. I would like to use Pinnacle because they will combine my points and I can still buy less than 1.25.
I have travelers plus and RCI memebership already so what additional benefits would I recieve with more points,, that would be worth paying the higher purchase price for?
And also are all points bought good towards the Land Purchase Option?
Has anyone looked into this option? Is it a good investment?

I thought you already had those benefits. From whom did you buy your points?

Getting on the wait list if you are after unit/weeks in either high demand time or in very low inventory time. Of course that means you have to get to bronze or higher level. Another advantage of combining points is that you will only have one anniversary date. (There has been a change in the anniversary date policy lately but I have not followed it in enough detail to discuss it.)

If Pinnacle can offer you a good deal, go for it if the above benefits are worth it to YOU. If not, you can get points via resale sometimes for just closing costs. That will, of course, change as soon as the economy picks up.

I can't answer the first question. I have not looked into it in detail. I would seriously question it being a good investment.

                          Buying From Pinnacle

I bought points from Pinnacle after buying all my other points on secondary markets such as e-bay.

They will combine your points so that you have same date for all the points but the additional points won't get you to another level unless they were all bought through BlueGreen or Pinnacle.

So I don't get any of the premier level benefits or anything like that.

I just did purchase this year and misunderstood or I never would have paid the premium price.

But at the same time I love every BlueGreen vacation we have taken and look forward to all my future vacations.

If you use your fixed week keep it as it is, you still pay the same MF if you convert to points.

If your points are in trustfund E and you covert your fixed week into points they will be also be in trust fund E, your MF will be less since your converted points will not carry the $320 base fee . This you already pay on your points ownership.
We did this with our Oasis Lakes week and our MF were lower
