  • Help with my BG timeshare

    Hello just started doing a bit of research on resales for BG and found how much more I have paid for no reason. My wife and I have 20,000 annual points and purchased 14,000 eoy points 2 years ago. My question is our maintenance fees have become quite a lot and am wondering if they are in line with what they should be. Right now we are paying I believe $1500 in maintenance fees. If I'm not mistaken we also have around 6 different units involved for those points. Could having that many units be what hiked our MF's up so high or are we looking to be in line? We really do love BG and have had a great time with the kids in the last 10 years that we have owned just these maintenance fees are getting high. Thanks for any help.

    I don't think it is the different units

    I believe the major factor in determining your MF is the Trust Fund your points are held in. MF have increased a lot these last few years, but $1500 still sounds high for the number of points you have.

    Search for Boca Bum and see what he says. He's quite a Bluegreen expert and will help you understand where you are now and if there are any good moves to maximize your situation.

      John,

      If you bought your points fairly recently, you would be in Trust Fund E. For the most recent Maintenance Fees, the calculation for Trust Fund E is:

      320 + 0.045 * (number of points)

      EOY points count as half points, so your 14,000 points would count as 7,000.

      This would give you:

      320 + 0.045 * (7,000 + 20,000) = $1,535

      That's actually the cheapest you would be able to get with that number of points, as the other Trust funds like B and D would be a few hundred dollars more.

      I don't believe you have an issue with your number of units, because you would see additional $320 if they weren't combined correctly. The problem you are probably seeing is the general increase in Maintenance Fees over the last few years which has averaged around 9% increase per year.

      In your case, starting in 2006, for these points your Maintenance Fees would be:

      2006: $1,019
      2007: $1,194.50
      2008: $1,311.70
      2009: $1,403.50
      2010: $1,535

      There's not much we can do about the increasing Maintenance Fees, other than letting Bluegreen know that this trajectory is not sustainable.
