Need Advice on Selling Contract

I have been a Bluegreen owner for 3 years. I earn 7000 points bi-annually. The problem is that I am military and currently serving over seas. I have already had to eat the cost of one years club/maintenance fees and would really like to avoid it happening again. I also don't see how I will ever be able to take the full advantage of the the membership and would really like to get out of it. I still owe $6700 on a 10-year loan. I was told at the beginning that I would be able to re-finance the contract and USAA pretty much laughed at me. Any advice or assistance would be greatly appreciated.

That's rough. (and btw, thanks for your service).

My understanding is that you cannot sell your BG while a mortgage is outstanding. (someone correct me if this is incorrect).

Second, these are practically worthless on the secondary market at present. You may want to look @ trying to rent the points out and at least cover your MF's. It may take a bit of an effort, or a friend/spouse/family member to to the leg work, but at least you won't have to eat the MF's again.

Renting It Out

Talk to Boca Bum (Jim) about renting out your points. I see that as the best possible solution to your situation.

I'm in the same predictament as drdeath and am ready to give my points away for next to nothing.

I don't have time being in the Marine Corps and am trying to find anyway possible to get out from under the deed.

Any advice would help.

If you still owe on the mortgage I don't think you can sell or give away the ownership until the mortgage is paid off. There might be an exception if the ownership is going to a family member. Don't be afraid to call Bluegreen and ask what options you have.

If the mortgage is paid off there are many ways to try to rid yourself of the ownership - there's an area of this message board, eBay, send a PM to Bocabum on this board and see if he can be of any assistance, he's an agent for the only authorized reseller of BG points.

But, as was stated, timeshares are worth nothing on the resale market. If your underlying week is hot hot hot you may be able to get a little money, otherwise you'll do good to just give it away.

You can look at the listings on eBay to get an idea. Many never get any bids.

But don't forget, you can exchange all over the world. If you get some leave time wherever you are serving you may be able to exchange into a resort not that far away, or work in a short resort stay if you come back to the states during leave time.

I just picked up some points someone gave away free on the tugbbs.com forum. After the seller posted the points were gone someone asked to let her know if the deal didn't go through because she wanted the points. Go to Bargain Deals - Timeshare Users Group Online Community Forums. This is the bargain area of the tugbbs.com forum where people post timeshares they want to give away. Good luck!

Technically Boca is a "referral agent" for Pinnacle. Pinnacle is the only authorized reseller of points which count toward Premium level. However, any realtor can be a reseller of points which do not count toward Premium level.

Avoid anyone who asks for an upfront fee to sell your timeshare. 99+% of them are SCAM artists. They will promise you everything and deliver nothing.

There is a hefty fee associated with the transfer of your Points to another person. Details are on the BG Web Site.

Finally, I understand that Boca has been swamped of late.

The hefty fee is $250.00 which is considerably less expensive then some of the transfer fees other resorts charge.
