Best way to sell vacation

I reserved Gatlinburgs' Mountinloft for 4/19 - 4/22/12. Finally got a Chalet, that I'd been trying to get for a few years. Go figure, it's my sons' prom weekend. Can't miss it.
Anyway, I rescheduled my stay for the next weekend. No chalet this time but it will still be a nice girls weekend this time, instead of with the hubbys.
I haven't cancelled the 4/19-4/22 yet. I'm thinking I might try to sell it. My question. How to come up with a price? I think the points were 5925 or close to. Is there a "rule of thumb"? I've never tried to sell before, but with spring break around the corner, Gatlinburg end of April and Disney in June, thinking it may be worth it to get a few extra $$... I'm pretty sure I used "saved" points and will loose them May 1 anyway.
Any ideas?

Is there a "rule of thumb"?

It used to be about nine or ten cents a point when we bought our BG, but it's gone down since then for most people (I believe some of the big renters still get that). Even when it was nine or ten cents a point, I could find rentals for much less; I think some people were just trying to get their yearly fees out of it and so were charging closer to six cents a point. Around Nine cents a point is what smaller points owners were paying in yearly fees, though.

I'd do a search for that resort (or resort area) and week, and see what people are charging/have suggested, and start there. Remember that not all rentals sell for what they list for, though; sometimes people take a bid, and you're close enough to reservation date you might want to consider that.

I generally figure the 5 cents - 10 cents range and set to a reasonable amount in there.

I agree with Hoosiergal, as someone who has occasionally rented stuff for others, general rule of thumb is to cover the MF's so calculate what your per point cost is.

Your situation is a little different in that they are saved points, so if returned and expire they are lost so taking a little less IS an option for you.

Also, consider the market. Does anybody else have that time period for rent? If so how much are they asking? Is it a peak period?

An example NOT to follow is one I recently made. I had made a reservation a non-peak season and quoted rate for all three nights. The person then paid me three times that, thinking that I meant the rate was nightly. They obviouslly still thought they were getting a good deal and I should have left it at that. Not even thinking, I explained the rate was for the three nights combined, and not for each night. Before I had realized my stupidity I lossed and additional $200 by doing so!

I just did searches for rentals at the particular resort I was interested in ("Christmas Mountain Village" and "rentals", for instance), usually got at least one hit at myresortnetwork and one at sellmytimesharenow, and usually one at vacationtimesharerentals. Redweek and some others would come up as well. I don't know if they're good places to list with or not; I was just using them to get an idea of rental prices, myself, trying to decide whether to buy in or not.

Is there anything else I would need to know.

If I'm remembering right, somewhere here on TS4Ms there's an excellent template or description of a rental contract, either by Bruce or with Bruce commentary, that'd be worth checking out.

My rental agreements are all copyrighted for my legal protection but I do not try to stop others and really cannot stop others from "borrowing parts of them. Some think mine are to long but I try to cover all of the bases to protect both us and the renter.

Ebay can be a pain in the posterior and frustrating with low ballers and non payers causing you a lost of a reservation. . On last minute rentals the Non payers can tie up your reservation for 8 days tying a reservation up and causing you loss of your reservation.


Check various websites for comparables. Renting only one unit leaves you with the problem of were to spend your ad bucks and how many places to you want to pay to advertise.

IMHO Craigs list will get you a lot of scammers and low ballers.

You could join the BluegreenExchange Yahoo Group and list it there. You might get lucky. Also you can see what others are charging.

Yeah, I thought that was the case. But I've still seen a thread (I think it was here but maybe it was TUG) where someone had posted a contract or contract outline you commented on, that overall I thought covered all the basics, including stuff I hadn't thought of. Didn't save the link because I have no plans of renting anything out, but probably should have, since this is the second time I wanted to see it again!
