    Hello,

    I am looking for some advice. Back in the late 1980's my parents bought a lot at Shenandoah Crossings in Gordonsville, VA. When they bought the lot they also got what seemed to be a full access membership to the Shenandoah Crossings resort. I went there several times over the years and my parents had many nice trips with friends often staying in the manor house. Later, the original company that owned the resort sold to Blue Green. Around that time, my parents use of the resort was restricted. For a while they could only stay in the golf Villas. Then it was only certain cabins.

    A couple years ago I used my parent's membership to stay in one of the cabins for a week. I believe as a guest I paid a total of $150. The accomodations were ok. At that time my father was receiving 2 bills from Blue Green. One seemed to have something to do with the lot and one seemed to have to do with the resort. I did talk to a sales person who said that Blue Green would no longer convert UDI's to points and that the UDI was basically worthless (not his words but the impression he left me with).

    Since my father's death we have paid $750 in fees. This appears to be a yearly fee and some kind of lot owner resort usage fee.

    I am looking for some documentation and information as to what this UDI thing is, what the owners of it are entitled to, and what they are responsible for paying. I also interested in what it's relationship to the lot is and if the inheritors were to refuse the UDI would we also loose the lot.

    Lot's of questions but if there is anyone with experience with this I would be grateful for any and all information you could send my way.

    I can't speak to the value of the lot and I'm not quite sure if the Shenendoah UDI's work the same as the Christmas Mountain Village UDI's but I own a CMV UDI.

    I can say that it's an extremely versatile ownership and that Bluegreen would love for all owners to convert these to points and do away with them. They were sold by the original developer to give value to off season weeks by allowing the owners to essentially own the equivalent of 3 or 4 weeks for a reasonable maintenance fee.

    The way my UDI works is that I can have 4 reservations at any one time. Two blue or white weeks, one red week and one 45 day reservation. Once a check in date passes then I can reserve another date. The value in these is that you can essentially book upwards of 10-20 reservations a year and either rent them out, deposit them to an exchange company or even use them yourself.

    Not alot of people understand these ownerships so don't even know they exist. I'm guessing that your Shenendoah works similarly since it was developed by the same developer.

    There is a Bluegreen Yahoo group that you may want to join where I'm sure someone there would possibly own one of these and could give you more definitive answers.

      The Shenandoah Crossings UDI work very similar like the Christmas Mountain UDI's but had higher yearly Maintenace fees and higher houskeeing fees than the Christmas Mountain UDI's when I looked at them 12 years ago on the resale market. At that time the booking usage terms where nearly the same at both resorts.

      I selected the Christmas Mountain UDI's over the Shenandoah Crossings UDI for 2 main reasons, First we live in Wisconsin only about 140 miles from Christmas Mountain. Secondly about 12 years ago the Shenandoah Crossings UDI maintenace fees were about 20% to 30% higher and the houskeeping fees were about double per each reservation.

      Is your a "Pure" Shenandoah Crossings UDI or or a "Blended Shenandoah Crossings UDI" that had BLue green points added?

      Do not worry about what the salesperson said as almost every type of ownership resale price has hit bottom in the past 4 years. Do not by BG points from that sales person as you can getBG Points from Bocca for far less.

      But if you enjoy that resort or learn how to make exchanges in several differant ways I think you will find that it can be a very cost effective ownership.

      I wish you good luck and also suggest you join Bluegreen Yahoo group for answers and also look on the resale sites for ads that detail and explain how those owners use their UDI's. Check the ads in both states that Shenandoah Crossings and Christmas Mountain UDI's are located in.
