It is very simple math, if BG did not want BG owners to rent out their units they certainly would not give owners credits towards their maintenance fees.

I haven't rented a reservation yet, but I am looking to do it in the future. Question. Will the renter be asked to go to a presentation and if they do will the owner (me) be automaticly credit with the $50. or does the owner have to do something to get it.

Instead of me making a mistake in trying to answer your question I suggest you double check with Bluegreen on what I posted below.

The only thing I had to do was ask our phone person how much credit I had coming and have it credited against our maintenance fees when paying them.

The $50 credit per presentation was for our CMV UDI's but most of the BG point presentations pay higher.

I think Maggie and Susan can help fill in the details better than I can in regards to BG Point credits.

What has happened for me when I have rented my units, if the renter attends the presentation I get Encore points or dividends automatically. The amount of points is increased if you are Silver, Gold, etc. Those points can be redeemed. Per the website "Redeem your Encore Dividends to pay Maintenance Fees, Club Dues and exchange fees, or for gift cards and Bonus Time getaways." I used my last batch of dividends to pay for the club dues, but have redeemed some in the past for their gift card.

You may have answered Richard's question but not mine (which I haven't asked yet).

My question - Do I have to tell BG to ask my renter to attend a presentation in order for me to get Encore points or dividends? I am assuming that BG will invite any and all renters to a presentation no matter what I do.

            Thanks, Charles

Anytime that I have rented out a week, I change the reservation to their (the renter's) name and provide BG with the phone number. It is either before the renter checks in, or at the check in that they get them for the presentation. I have always gotten the points automatically.

Yeah, I think they try everyone, owner, renter, exchanger, whatever.

I always tell my renters that there is no mandatory presentation, tho they may choose to do it for the freebies and tour. They put my name down as referrer without my asking them to. Sometimes when I log into the BG site, I get nice surprises, finding out that renters did the tour.

I always use the Encore points towards Maintenance Fees and have never had to take any action to get those points. That I know of.

                  Ok. To clarify...

I've got 9k points that will expire on 8/31/09. If I want to rent those out, I need to make a reservation, and then sell that reservation, which it sounds like will be worth, maybe, $0.10/pt.

Best advice I've heard is to pick a high-demand time/resort, but I don't see how to figure out what those are.

I've kind of gathered that Super Bowl weekend and the Daytona 500 are high demand, but how do I find the high-demand stuff for, say, the BG resorts in Missouri?

First, a warning. The economy has gone to hell. I had two prime weeks up for rent, Bike Week in May in Myrtle Beach and July 4th week in Wisc. Dells. Neither week rented. I dropped my price several times, not rented. I advertised in multiple locations, didn’t get it rented. If you expect to rent at a certain price, you may….or may not get it rented. I have 7K points that are gone on Aug 1, and I can't think of a thing to do with them.

As far as finding out ‘what is happening at a certain part of a state near the resort you want to rent during some point in time’, I have often used the chamber of commerce, or entertainment calendars. I have not found a ‘best site’ for this, it has been hit and miss for me. I keep checking google using different key works and searching different sites for any possible hot weeks.

Good luck. Post your secret hot website to find the hot rental weeks. I have way more vacation points than time to use them.

When I have use em or lose em points that I just can't do much with, see if a friend, family member or co-worker can use em. I usually reach out to those most unlikely to be able to take a fancy trip. It turns into a REALLY NICE THING to do for them.
