    I agree Bruce.
    People freak out about the 3K assessment but when you average it out over the amount of weeks you get
    it really dilutes the cost tremendously.
    And honestly 1K a year for only 3 years extra in vacation costs is chump change for most of us.
    Before I got into timeshares I was spending way more money at hotels and cruises than what I pay in MF's.
    It's hard to beat the prices we pay for accommodations as comfortable as we've gotten accustomed to.

      Does anyone know if Villas are also paying assesments? There is a BG CMV auction on ebay for 9000 points. It states that there is an assesment of $434.67 for three years. Im a bit confused on this one.

        If the ownership is in points only, there is no special assessment.
        Some people call the maintenance fee they "yearly assessment"
        Sounds as if the auction is not worded very well.

          $603.06 in maintenance fees plus the $330 base fee. The assesment fee is noted separately.

              I find this very odd - points ownerships do NOT pay a special assessment to the best of my knowledge because you are buying points in the Bluegreen trust, not the underlying unit - that is for deed purposes only.

              and 9,000 points would be $450ish plus base fee of $330 + 129 club dues (which you only pay once for this and any other ownerships) if this was a trust E sales type Y

              This listing does not seem right, don't bid until you clarify.

              And just curious, why do you feel you need more at CMV? You now can book bonus time there as you are already an owner, now it might be better for you to get points at a different resort or one that has sales type Y trust fund E so things blend.
              There seems to be a lot of the older/higher maint fee units at CMV, please take time and review all your options to get the best maint fee/point ratio…these older ownerships are just too high.

                Thanks. Understood. I just like to look around ebay for some strange reason. I was thinking this could have actually been an UDI. Seller has not responded with that specific question. I dont plan to bid on it.

                As far as my purchase. I am just waiting on BG and the title company to get all the paperwork together. The seller said that it usually takes around 60 days.

                      Haha. Ebay has been my friend for quite some time now. Its where I do 80% of my shopping. I am on another forum for a hobby of mine which gets me in more trouble with the wife. Every time she sees an Ebay alert she just stares at me and ask what else I have bought. Here is an example....

                          I clicked on it and it didn't take me to the item.
                          I had to put the item number in to see what it was.

                                IF THE UNIT NUMBER LISTING IS CORRECT stated in the ebay ad as Deeded C206 IT IS A CABIN, THE MFS were $498 last year, and these had a special assessment of a bit of over $1,300.

                                The Cottage UDI's MF's were over $900 last year and the UDI Oak Timbers MF's were a bit over $1,100.
