Some advice about our Bluegreen account

We bought into BG 3 years ago. 9000 annual points with the Charter package. It seemed like it would fit our vacation style, but honestly it just isn't quite what we would like. I see a lot of horror stories about trying to resell these, and have been investigating to find the best approach.

Is Pinnacle a reputable resaler or would we be better of selling on our own?
Should we only be expecting a $1 sale or is there a possibility of more than that?

Sorry for the seemingly simple questions, but there are a lot of opinions posted on various discussion boards across the internet that contradict one another. Any information that you all can provide would be greatly appreciated.

The truth is that it has never been harder to get rid of a timeshare than the last few years. There is a combination of factors that has created the Perfect Storm against resales. We have timeshared for 25 years, I've been on Internet forums almost daily for 16 years, and now we don't want anything to do with them. I have tried to create a place where sincere advice on the topic would be available here, with mixed results:

There are forums that are more welcoming to derogatory discussions about timeshares, but you have to remember that most forums, and discussions on them, are controlled by a small core of dedicated timeshare lovers, so topics are typically sugar-coated.

It sounds like you have probably read all the cautions about what not to do. I will not bother you with suggestions about what you can do to keep it, and recoup some of your fee, because that is not what you are asking for.

Here's some of the things you can put into motion, assuming what you own is paid for:

1. Contact your resort to see if they will take them back (deedback). At the very least, offer to pay them an extra year's maintenance fee. You have to give them very good reasons . . . you're old, lost your job, can't afford them, don't travel any more, etc. They will say no. Wait awhile. Ask again. Repeat. Make sure you are talking to the right person.

2. Place them on the Freebie Boards on every Internet timeshare forum you can find. I know of at least three.

3. Place them for free on the craigslist for the area where your resort is located.

4. If your resort offers anything to assist you, use it. Newsletter, bulletin board, flyers/passout to those who exchange in. If you go to your resort during your week, talk it up around the pool, etc. We had been going to the same resorts the same weeks for many years, and saw the same owners every year. Some were on the lookout for more weeks during their timeframe, for friends or rentals.

5. There is timeshare attorney on this forum and I will talk about that by PM if you like.

Try those things for now. Hopefully you can get rid of it and will not have to escalate to less desirable tactics.

look up some of the Bluegreen groups on Facebook, there is one group that is totally positive, and another that is bringing clss action suit. bluegreen owners buy and sell will give you a good picture of the market.

However

Bluegreen ownership is a bit different and you should (hopefully) not have to resort to all the steps indicated by JLB.

The first important bit of info needed from you is....do you owe any money on the TS.
If so, you will not be able to get rid of it until the loan is paid off.
Just like owning a home, all mortgages/loans need to be satisfied before the ownership can be transferred.

If you own it free and clear
Yes, Pinnacle is a reputable company but they will charge you a fee.

The easiest way to get rid of this is to

1. List it for free on this website and here. http://tugbbs.com/forums/forumdisplay.php?f=55 and offer to pay the $450 transfer fee. Include all the points that are in your account in the sale. People will want to know what resort and week your ownership is deeded and what Trust Fund and Sales Type you have. Call Bluegreen and ask them for this information.

2. List it for free on this Bluegreen Exchange Yahoo group. You. Need to join first but there are always people looking to pick up a free ownership. https://groups.yahoo.com/neo/groups/BGEx/info

3. Yes, you should expect to get $1 for your ownership, sorry.

4. If all else fails, you can try eBay, listing for $1 and offering to pay the closing fee

You must use an authorized closing agent to get the $450 fee and there are only 2 companies that are authorized. If you use a different closing company, they will charge you a fee of $150-300 plus the $450 so skip that part and just use the authorized closer

I did not mention transfer fees, or closing fees, because you did not ask and you are not there yet.

First, thanks everyone for the information...even though it doesn't exactly sound promising. Getting clear information is helpful.

We do own it free and clear. It's pretty much impossible to talk to someone at Blue Green who will give you information, which I do find frustrating. They just keep pointing us to Pinnacle. La Cabana appears to no longer have a sales office, so we can't contact them either.

I imagine we will just deal with it. Giving it away seems silly, but so does keeping it...

When it comes to losing the money they are getting from you each year, it is not unintentional that straight answers are not available.

You need to focus your efforts on doing the things listed to get rid of it, and not on any part of the industry helping you.

FWIW, I have 26 years of experience in owning and paying for timeshares and somewhere around 15 years trying to get rid of them. The last 7 years have been devoted to trying to get rid of them, with ads running all that time, and repeated reminders to our resorts that they can have them back.

Also, you are pretty much on your own.

As for helping you to sell,they are correct in telling you to list with Pinnacle....what they are not telling you is your TS is worth $1.

I am not disagreeing with you, it is that Bluegreen ownership is a bit different then owing a deeded week somewhere. You own points in a trust and can be used anywhere in the system. This gives them value to a lot of other Bluegreen owners.

Jim, I am not understanding the point of your link.....everyone here including you has given the OP good advice....they will be able to give these points away for $1.
I know you have not be able to give away some(all?) of your ownerships but this is not the case with BG points.....someone will take them.
