Renting Bluegreen Reservations.(The answer is yes)

  • Renting Bluegreen Reservations.(The answer is yes)

    I've read posts (here and on other boards) about people getting dinged for renting their [points, I assume] to others. Most of the threads are from a couple of years ago and most of the links don't work, so I decided to do a current search on ebay and found tons of people selling a week's reservation. It looks like they have made the reservation as themselves and are going to do a name change when the auction ends. Is this "legit"? Are they able to do this because of how they made the original purchase and never upgraded (and are grandfathered in to something)?

    Thanks in advance!

    P.S. I don't mind to read. If this has been answered in another post somewhere, let me know. I haven't turned up anything yet.

    I am not sure what you mean by getting "dinged" for renting points. There is (or seems to be) a very healthy market for point rentals. It is very legit, and most owners are told they can do this when they go to sales presentations at BG.

      I just rented from a Bluegreen owner,and the resort recognized that I had done so when I checked in. It is allowable.

        Based on it, it appears that Bluegreen monitors the Internet for violations of their policies. RCI has done that for years, so it would not be a surprise. The following from the letter posted is exactly what RCI looks for:

        "Please understand that within Paragraph 5 of the Terms and Conditions of the Owner Beneficiary Agreement contract entered into on February 3, 2007 between you and BVU (the "Contract"), it provides in relevant part as follows:

        '...Purchaser further acknowledges and represents that the Resort Interest described herein is being purchased for Purchaser's personal use and for limited exchange purposes, and not for any investment potential or any possible rent returns...' "

          Yes, that is exactly the type of post I was meaning when I referenced getting "dinged". I know that term isn't very technical, but I wasn't sure what else to call it.

            Greg is a long time Bluegreen owner and is knowledgable about the ownership

            Rapmark is a former? Bluegreen owner and is very familiar with the membership usage.

            The post referenced by JLB while interesting and certainly true was directejd toward "Mega - Renters"
            These are people who amass hundreds of thousands into the millions of Bluegreen Points (or 10's of millions of Wyndham Points) and run a commercial rental business that competes with Bluegreen (or Wyndham) Rental Program.

            Since the referenced thread was posted, Bluegreen has initiated a 10 reservation per region limit per ownership to try and appease "regular" owners and cut down on mega renter activity. But people who do this have found ways around the rules once again.

            If You are a small owner who wants to rent several reservations per year you will (currently) have no problem.
            If you are looking to purchase 550,000 Points and start a business, I would say it is risky.

                There is a bluegreen@yahoogroups.com owner group and a Bluegreen rental group BGEx@yahoogroups.com on yahoo. Plus several Facebook groups. A good one there is Bluegreen Timeshare Secrets.

                  Oops, a tie.

                  I was trying to relate it to the way other timeshare businesses enforce their terms and conditions, especially when the terms and conditions are exactly the same, to show that those terms and conditions are there if they want to use them.

                  I did not get it said that it is the "mega-violators" who get punished because I did not want to imply that it is only the "mega-violators" that get punished. IMO, saying that would be approving small-scale violations of the terms and conditions.

                  Years ago I was the unofficial Branson "Host" for timeshare users on another website. I was able to get a dozen discounted tickets to a show for one of them. She is/was a very nice person and certainly not someone trying to rip off anyone. She definitely was not a "mega-violator".

                  RCI pulled her privileges because of one ad she place. Just an ad, not an actual violation.

                  I have heard from others over the last 25 years that their accounts get monitored for small-time stuff like that, and they cannot conduct business with RCI except through a person.

                  Granted, this is about Bluegreen, rather than RCI, but RCI is the model for all the others. This was a frequent topic for "Madge". If you place one inappropriate ad, and get called on it, you cannot employ the little person defense.

                  I have followed the Big Cedar situation since the timeshare started and when it went from nothing ever available any time to stuff available on a large scale on Springfield Craigslist, that is the type of thing that set off the alarm.

                  I suspect these 154 ads have come under scrutiny:

                    As you are aware, it is stictly prohibited to rent an exchange made thru RCI. Their game, their rules

                    That is not what OP was asking. It was specific to a particular ownership.

                    Your thread from TUG was referencing a mega renter of Bluegreen Points that was being scrutinized by the company. I did not read past the first page to see how it ended.

                    I know you will continue to comment as you just can't stop but hopefully OP has the information he/she needs.

                          It was just as good as it was 27 years ago, and I had the same order I had the first time. That, incidentally, was our first vacation together, and the week we bought our first timeshare.

                          We counted up how many Shells we ate at before the corporate stores closed, and came up with 15. Oh, 16, I forgot about Ft. Myers.

                          What was the topic again? Oh yeah, renting out Bluegreen stuff. Sure, go ahead, do all you want.

                              "We appreciate your interest in Bluegreen Vacation ownership!

                              Please be advised that Bluegreen does not offer an owner rental program. However, our owners are welcome to rent their Points reservations to a friend or family member. Or, you may list your Points reservations with an independent vacation rental company:

                              1. Contact the vacation rental company of your choosing to familiarize yourself with their listing process, requirements and policies.
                              2. Call Bluegreen at 800.456.CLUB (2582) and make a Points reservation.
                              3. List your reservation with the vacation rental company you choose, following their procedures.
                              4. After you have listed the reservation with the vacation rental company, be sure to provide Bluegreen with the renter’s name(s) when you receive that information, as it is required for check-in at the resort. In addition, a valid government-issued form of photo identification must be presented by all guests at time of check-in. The name on the reservation must match the name on the ID of the guest who is checking in. It is each owner’s responsibility to provide Bluegreen with the renter’s name by calling 800.456.CLUB (2582) at least 48 hours prior to arrival. This policy is strictly enforced, and any guest who arrives at the resort without a photo ID that matches the name on the reservation will not be permitted to check in.

                              Please keep in mind that no guarantees can be made as to whether a reservation will be rented. In addition, the outside rental agencies are not affiliated with Bluegreen nor does Bluegreen endorse them.

                              We kindly ask that you keep in mind that Bluegreen timeshare interest is sold for your personal use and not with any of guarantee of investment potential or profit from rental or resale. This is stated within the owners Owner Beneficiary Agreement as well as the Owner Confirmation Interview that is initialed and signed at the time of purchase. Within Paragraph 5 of the Terms and Conditions of your Owner Beneficiary Agreement, as owners acknowledged that you were purchasing for personal use and not for investment purposes or with the expectation of deriving any possible rent returns, tax advantages, depreciation, or guaranteed buy-back. In addition, Provision x of the Owner Confirmation Interview states: "You are not making this purchase as a financial investment or with an expectation of receiving a financial return on an investment or with an expectation of profits from resale or rental income."
