  • Big Cedar Ownership

I went to an owner update and was told that Bluegreen has 51% ownership and Johnny Morris has 49%. BUT, Johnny Morris supposedly has an option to increase his ownership by 3% up to 52%.

They also said that Johnny Morris forced them to cancel the building of a lodge building and build some more facilities up between two of the lodges. These facilites are supposedly a water park or another swimming pool. Has anyone else heard any of this?

No, Johnny didn't talk to me about it.

But, on a serious note, has anyone heard anything about Top of the Rock. (I figure if Johnny has talked to anyone about BCWC he probably told them about Top of the RocK, too.)

Last I heard it was supposed to re-open by the 4th of July. They have rerouted the road out front, and built a privacy berm so that you can't even see to where the building used to be. We ran over to Lowe's the other day, and it was after hours when we heading back home. I was going to pull up to building through what is a construction entrance, to see what is up there, but the road was blocked off.

There's no telling how many millions of dollars have been spent on the fancy practice range there, which they have been building for several years, and no one has used it yet.

My other two cents worth about BCWC is that it is on the verge of becoming another mega-resort, losing the coziness of a lodgey, midwestern mountain/lake resort.

I'm picturing that model, or rendering, showing all the cabins and lodge buildings eventually filling the north side of Big Cedar Cove, while the south side is already covered with rental condos all the way out to the main channel, and it reminds me of the same thing that I've seen over the years at the Orlando Mega-resorts.

I would be surprised if they can build to that size and keep the same quality of service and vacation experience. It was a couple of years ago, but I believe in economics it was called diminishing marginal returns, where increasing something by another increment no longer adds a proportionate benefit.

        JLB,

I agree that the number of Bluegreen timeshares are starting to stress the Big Cedar Lodge Facilities. After building the Club House and Lazy river, both first class facilites, Bluegreen has not added any more amenities. They have talked about building them, but they have done so, yet. If Johnny Morris controls 49% ownership with the option to increase to 52%, then in my opinion there is a better chance that the resort will maintain its high standards.

The ownership question also comes into play with the Westgate hostile takeover attempt of Big Cedar.

We heard that the Top of the Rock, the golf course, and the driving range will open either late this year (October/November) or next season. Supposedly Morris is not just repairing the unit, he is expanding and improving the Top of Rock restaurant.
