    I am a new owner of 9,000 BG points purchased on Ebay. The warranty deed arrived and it looks like it may not be a perpetual ownership. Do BG warranty deeds generally expire at a fixed time?

    The ad said it was for perpetual ownership and that is what I thought a warranty deed conveyed; but, this Warranty Deed clearly states the estate governed by the Declaration of Condominium terminates on the first Friday in the year 2029.

    Do others have this type of set up with estates ending on future dates with BG?

          Need to call Owner Services

          How do I reach BG owner services? None of the paperwork I received has that number. Maybe they could clear up this questionalbe deed expiration date. It looks like a Warranty deed, but it states it expires in 2029.

              I have a couple of other questions for them. You may know in advance about this one though: since I purchased resale, will BG still cover my RCI annual membership dues as the ad claimed, Ya think?

              The ad also claimed points were available for 2006 use and I paid the current year maintenance fee; however, the letter from seller to BG after the sale stated points did not begin until 2007.

              Thanks again for the number! I will be nice with BG....they have not done anything wrong. This resaler though @!$$##%!@@@!! Sorry for that outburst.

                The person that could answer your questions is BocaBum. He is the BG expert but I think he is on vacation. So I will tell you what I know and think.

                The RCI membership is covered in your Bluegreen membership. I think the BG membership is $122.00 per year.

                My guess is that the points available are unused points from this year 2006. When you call BG ask if there are any unused point from 2005 or 2006. Points can be used up to 2 years after they are issued with some restrictions

                On the anniversary date in 2007 you will get 9000 points. This could be what the seller was referring to.

                Can I ask you the Ebay listing ID number?

                  Sorry it took me a while to respond. I've been really busy lately.

                  It's strange that you are getting a warranty deed. Since you bought into Orlando Sunshine Resort, you may have one of those old conversions. Typically, all of the warranty deeds are in the Bluegreen Vacation Club trust and upon transfer, there are only owner beneficiary points assignments provided. No warranty deeds.

                  These points are the equivalent of owning a fixed week at the resort, but have been converted to points. The maintenance fee is directly related to the HOA MF. Either exactly the MF of a fixed week or 5% more than a fixed week.

                  The issue with these points is if there is a special assessment at that resort, you have to pay it. It doesn't get absorbed by the entire Bluegreen Vacation Club trust.

                  If you like, I'll take a look at the deed. Send me a PM and I'll check it out.

                  If you are entitled to 2006 points, then you need to have an agreement that reflects that. If first usage is in 2007, then the current points are technically not yours. I would double check it.

                    Also be aware that BG may or may not cover your first years RCI dues. Everyone advertises that they will, but I had to get the owner to reqest their membership to be transferred to me and I had to pay a transfer fee for the first year. I don't think that this is normal procedure, but it happens on a "bad day". I tried three calls and did not have any success.

                      I can't speak to your particular deed, but there are many deeds for resorts that terminate the timeshare regime after a certain number of years, which is most likely based on the expected life of the property. In some instances, the owners can vote to continue the timeshare. If not, the property will likely be sold and the proceeds distributed to the owners. The unit owners become tenants in common at that time.

                        It looks like this may be what happens in 2029, but I am not sure. Maybe I should ask Boca to review the deed.
