Is there any reason that this sold for $405.00? Was it the fees? Here it is quoted from the ad about the fees.
"The Maintenance fees are high, but so is the amount of usage that you can have. Your Maintenance Fees are 476.37, you are also responsible for the annual Recreation Fees of 504.41 and a Voluntary Fee of 3.00"

The listing provided a good description of the ownership. $1009.41 is a lot of money to shell out each year for one week usage (MF+Rec fee+housekeeping). It depends on your usage, the more weeks/time you use the less per week as you only add multiple housekeeping fees. One thing they got wrong in the listing was that you can have up to FOUR reservations at any one time, one red week, two other weeks (white or blue) and one week any color booked within 45 days of arrival. You can make a new reservation of the same type as soon as you check in on a reservation. So 8 to 10 reservations per year is easily doable.

I had collected four of these UDIs but never found a rental market/niche. The resort is great for horse lovers but is in the sticks. Flipping the reservations for RCI PFD could work but with housekeeping fees double what they have at Bluegreen CMV UDIs and the fees RCI now charges for each deposit, it gets not to be worth it, too much effort. I sold all of them through a broker to what I believe was Bluegreen on the other end of the transaction.
