    I don't have a resort map with me but CT 533 would be a cottage unit and Cottages can be UDIs but I cannot swear all Cottages are UDIs. The Cottages in the 500 series are the nicer units compared the the 100 series units and about half of them on the outer horseshoe back up to nice golf course views. This doesn't mean much though as any Cottage ownership can reserve the 500 units. It is just nice to know if you are going to use it yourself or want a unit with a nice view if you are renting.

      I agree that CT533 is a cottage. I believe it is a UDI since if one unit is a UDI, then all of the weeks in that unit must be a UDI.

      I give it 75% or more that it is. Just check the maintenance fee. If it's about $693, then you have a CMV Cottage UDI.

        Hi Boca and Tom,
        It is a UDI and I got a letter from bluegreen that I got unit 533 week 13
        and it is an Udi.
        But the seller has sent me a deed for week 33 in section V55 and they say
        it is for deeding purpose only.
        I do not know what it is ,but happy that I own a cottage unit UDI.
        The mtce is around $693.
        Now I have to figure it out how to use it or rent it or exchange it.

          You better get the deed cleared up with the seller. It sounds to me that someone copied the wrong deed when they wrote you up. If you try to sell in the future and you have a deed that is a villa unit, you will be screwed over if the buyer buys title insurance. You seem to have a clear cloud on your deed. Did you by any chance by this off of eBay? Those sellers often get the deeds wrong. I had lunch with some people at Resort Title last week. They told me about the nightmares they are having with those eBay sellers that do Power of Attorney rather than selling you what they own or brokering it through a licensed broker. Buyer beware, those deals will have title problems down the road. I would buy title insurance on everyone one of those dirty deeds.

              In Florida, if you are selling a timeshare on behalf of another party, you technically need a Florida Real Estate license. You are either licensed as a sales associate or a broker.

              If you are selling your own timeshare, you don't need a license because property rights in the State of Florida and in the US allow for private citizens to buy and sell their own property without agents.

              The law is gray when someone grants power of attorney to a person to sign legal documents on your behalf to dispose of a timeshare. This happens a lot when a person goes down to Mexico and trades in their timeshare for another one or a vacation club. It also happens when they charge you to take the timeshare off of your hands. In any event, there is usually some type of questionable transaction happening behind the scenes when a frequent eBay seller is NOT licensed and is transferring lots of timeshares using power of attorney.

              The power of attorney provision was really meant for one time transactions for people managing an estate to help out a surviving spouse dispose of real property.

              I believe if the FREC does an investigation on these people that they will be shut down. For now, the beat goes on.
