  • Pono Kai Resale Purchase

Let me start by saying thank you for the help I have received by just reading from this forum.

We purchased a BG sampler membership about one year ago. Earlier this month my Wife and I purchased 8000 annual points from the Developer. After a thorough review of the contract documents, the Multi-Site Public Offering Statement (which was waved quickly in front of my face prior to being placed in the nice tote bag), and much info received from this forum, we decided to immediately cancel the contract, which we did.

We have since purchased an almost identical package on ebay.

The package is 8000 annual points with the home resort being Pono Kai (deeded unit and week). I understood this to be a TS that was converted to points. We purchased this at about 25% of the Developer's price (not including the equitiy from the sampler purchase). This purchase has not yet closed. The closing company is Timeshare Closing Services, Inc.

My concern is the fact that the home resort is located in Hawaii. I have read in this and/or other forums where some have had a hard time getting this type of closing finalized.

All this for this simple question. Should this location cause a major delay in my closing?

Thanks for any help. I am somewhat new to this TS stuff but have loved our stays at two BG locations.

I don't think it will matter. But, we should ask one of the Hawaii experts. What I would do is contact Timeshare Closing and ask them if a deed is being recording in Hawaii. If so, then there may be a slight delay. If not, then it won't take any longer than any other transfer of Bluegreen points.

This thread prompted me to suggest something for recording deeds in locations that are notoriously slow in returning the original deeds.

Ask your title/closing company to obtain a copy or certified copy of the recorded deed showing the file markings when the deed is recorded. The county will send the copy to your title/closing company right away while the original deed is being processed.

This way you can go ahead and forward the file marked deed to the timeshare company to change the ownership. The timeshare company needs proof that the deed has been filed with the county. If you wait for the original deed to come back and then make a copy to send to the title company, you may be delaying the ownership change by 2 weeks to who knows how many months?
