  • OK, here are my BG questions...

    I am familiar with the DVC point system, so some of my questions will spin off that.

    I think understand the UDI concept. So, with BG I can own a "home" resort or I can have just points? Is one more beneficial than the other, and why?

    On MFs, do you pay a certain price per point? Does is vary from home resort to another?

    How long do I own the points for?

    Are the points inflation proof? Will a 2br for a week in Aruba always be "X" amount of points? Can BG reallocate within the resort or system?

    I've read that with resale, Bonus Time does not transfer to the new owner. Is this a reason to buy from an authorized dealer? Is this benefit something that can be acquired?

    With resale, do the points transfer for use year after year? I've read that certain systems (sumterra) charge extra for that.

    What is the going rate for resale?

    What is an average #of points to start with? I was thinking around 8000. We are a family of 4.

    Points can be banked and borrowed, right?

    Can I exchange my points through an exchange company to stay at a property not within the BG network?

    That should be enough questions to get me started! Thanks for the expert advice!

    All Bluegreen points are based on a deeded week and unit number at one of the 40+ Bluegreen resorts. This prevents the Developer from selling points that do not exist in a resort. Sometimes, points are based on partial weeks. But every point in the system comes from inventory at a resort.

    Yes, you are deeded at a specific resort. The one and only benefit you get from your home resort is access to your priority week. That is exclusive access to your deeded week and unit number from 12-months to 11-months in advance of check in. At the 11-month mark, points are points at all resorts.

    That said, some of the resorts are more popular to own than others. So, they tend to sell at a premium over other resorts.

    Maintenance fees and taxes vary by the Trust Fund points are deeded into. A trust fund is like a separate HOA within the Club. Each trust fund was created at a different time. Each trust has it's own budget that pays for the maintenance fees for the deeded weeks and units numbers in it. As a result, you can have two points contracts at the same resort with the same size unit, but different maintenance fees. This is confusing, so you need to work with someone who knows the differences to sort out how deeds can combine with each other to achieve the best outcome.

    Yes, they are inflation proof for 2 reasons. First, Bluegreen has never changed point values as far as I know for any resorts. Second, your points are based on an underlying deeded week and unit number which is like a fixed week if you want it every year. If you don't like what's happening in the club, book your deeded week every year and use it or deposit it somewhere else.

    Yes, it is true that VIP Bonus time and day use at Bluegreen resorts, preferred member benefits (Silver and Gold) and Traveller's Plus do not transfer upon resale unless purchased from Bluegreen or a Bluegreen authorized dealer.

    Many people believe these benefits are worth the premium you will pay for doing so. Others don't. If you are interested in getting points with these benefits, send me a PM and I'll tell you how to get them for the best prices on the market today.

    Bluegreen is a bit different than Sunterra. You can buy Bluegreen points resale and always use them as points without paying anything to Bluegreen.

    It depends on whether or not your want the Bonus Time and preferred member benefits. And, since the change in policy enforcement, the resale market for Bluegreen is in chaos. But, you can expect around $.30-.60/point.

    I think 9000 would work better since that is a 2 bedroom in many locations for summer. 8000 would only be a 2 bedroom in white. You may get caught short a thousand points with only 8000. But, one of the best aspects of Bluegreen is it's so easy to add points later. There are some tricks to ensure you keep your maintenance fees low. But, you can PM privately to figure out how to do that.

    Points can be saved for one extra year and they can be borrowed up to one year early.

    Stick around a while. Bluegreen is great. I believe it is one of the most owner friendly developers in the industry.

        I was first looking at WM for an extra timeshare, but I am in IL and having a summer week every year at CMV at the Dells would be very good. So, it seems I would need 10,000 for a 2 bedroom townhome base on Boca's sticky.

        If some go for 30 cents per point (3k), what resort who anyone suggest I buy to get 10k points and what would the estimated MF be?

        Two other Qs on this:

        - Does anyone think I would need to buy at CMV because the summer sells out within that 12-11 month period?

        - I will hopefully be joining II soon. Does II offer CMV summer getaways on a frequent bases (RCI only?)?

          No. Unless you wanted Unit 803B for week 27 every year. But then you would have to find that week for sale.
