  • Considering First Time Bluegreen Purchase - Trying to Evaluate Price

We are considering making our inaugural Bluegreen Vacation Club purchase, on resale of course. Thanks to everyone who has offered their expert experience with the program to TimeshareForums.

Can anyone who has experience with Bluegreen offer feedback as to whether this is a good deal?

The price is $4,500 for The Timbers at Christmas Mountain in The Dells, Week 29, unit 810T (3br). It's deeded. MF's are aprox. $1033 per year. As a bonus, he has 32k points in the bank which DO transfer to me. Above & beyond the sales price is a $100.00 Resort transfer fee, $195.00 admin fee to Agent, and closing costs of aprox. $350.00.

Also, what other questions should I be asking? I am still learning, so any knowledge is greatly appreciated!!!!

There are a couple of questions I would ask.

First, what is the anniversary date of this deed? Most of the time, half of the points are saved points and will expire at the next anniversary date. So, those aren't usually worth much unless there is a significant time between now and the expiration date.

Second, is reimbursement required for the maintenance fees? If that's the case, plan on spending an extra $1033.

Third, verify that this seller actually owns the points. If he doesn't, then the closing will could take 5-6 months to close since a double closing is involved. Resort transfer fee is $125, not $100.

Based on what you have said, it looks like your total cost out the door would be $4500 + 1033 + $645 = $6178.

That's not a bad price for 16000 annual points. But, $1033 is really high for 16000 points. The best rate for 16000 points is $722 per year. So, you save some money upfront, but you pay $311 extra every year of your ownership. Add 3 or 4 years of that to the upfront fee and you get an adjusted total cost of $7111 to $7422.

You may be better off purchasing a 16000 point package for more upfront, but lower maintenance fees. That's because you only pay the upfront fee once, but you pay the ongoing fees every year you own the points.

Oh yeah, and you won't qualify for VIP Bonus Time, Traveler Plus and Preferred owner benefits if you buy that 16000 point deed from an unauthorized reseller.

Some people care about those benefits. Others don't. At 16000 points, it is highly likely that you will qualify for the Bronze level when they announce it. Bronze is rumored to be at 15000 or 16000 points. We don't know what the benefits will be yet. My guess is that they will at least allow you to cancel or change reservations without a fee.
