    I guess where I come out on this debate is that Bluegreen must be judged on its RELATIVE owner friendliness. When you compare them to other owners, they rate very favaorably.

    I agree that having policies that discriminate against resales is not owner friendly in the absolute sense. Using that definition, neither are MOST major resort developers since nearly all of them have certain benefits that don't transfer upon resale.

    The root cause of this discrimination is the method in which resort developers use to sell and market their products. They have to lure in the guest with expensive gifts and close them hard while they are there. If that changes, then so will the resale policies that discriminate.

        Where does the Bonus time come from? If it's unsold inventory, controlled and paid for by Bluegreen, then they have every right to limit who can obtain it and under what rules they have to buy their ownership under (or whatever other trumped up thing they care to tie to it). But if it is in the hands of the resorts or the overall Association control (showing my ignorance of the BG operation now - but the idea applies no matter what organization we are talking about) then it is all owners that have the benefit of use and any income coming to them. In fact by Florida law any resort Association that has available time to rent due to ownership or delinquency must do everything possible to maximize the income from that time to lower the amount the owners have to pay in bad debt each year. Placing any type of artificial limit on who has the use of that time wouldn't meet that requirement.

        As Boca says while BG may be more owner friendly than most, it is all relative values. Anything any developer or management does to lower the value for one group to favor another and boost sales - not Association - revenue is not acting in an owner friendly manner. Just because Westgrate or Wyndham may be better (worse for the owner) at it doesn't make the approach less owner bashing for any other group. An owner friendly management/developer does everything possible to maximize value to the owners - resale or retail. Anything less is a slap at the very people whom they convinced to buy the product and who pay the real cost of ownership over the years.

            I don't know the exact rules for how inventory becomes available for bonus time. I do know it is managed as separate inventory.

            What I also do not know is where the money for bonus time goes. I have never been able to figure that one out. I think it should do toward the trust fund. But, I wouldn't be surprised if Bluegreen took it as its own.

            I do know that there are separate bonus time inventories for the Club vs. each individual resort.

              All systems that have substantial benefits that don't transfer on resale just further widen the gap between retail and resale. FF/WYN is the ultimate in no cost resales.

              They also combine contracts in one account without any problems.
