      Do the maintenance fees seem a bit high for 13000 points? I wonder what Trust Fund this falls under.

        Sold for US $3,050.00 or 23 cents per point. Someone got a very good deal a summer week in the Keys and 18700 point.

          It was a decent deal, but the maintenance fees were way too high and that resale company really loads up on the extra fees. Closing costs are the highest I've ever seen. And, there is no need to reimburse for the annual fee. That's a ridiculous fee.

          All this and you don't get credit for preferred owner benefits, nor bonus time.

            Boca, do you mean the $122 Club Dues? I assume that the seller shouldn't need reimbursement for this because they only pay it once a year no matter how many converted Bluegreen weeks they own (and sell) -- is that what you mean?

            Closing fees on eBay are ridiculous. I'm current paying a closing fee of $495 for a MROP contract, and that does not include the $95 transfer fee charged by the resort. Sheesh, a MROP is just a share in corporation, not real estate at all, so there isn't any closing. Before I bid, I asked the company to waive or reduce the fee, since the item wasn't real estate, but they said no. I decided to bid anyway, despite the ridiculous closing cost, because the contract had banked credits and therefore was still a good deal. But I wish sellers would just be honest and start their bid prices higher rather than adding in bogus "closing" fees.

            Oh, and my experience with timeshare auctions is that the higher the closing fee charged, the more incompetent and slow the closing is.

            By the way, for anyone considering Bluegreen Points, Boca's eBay ad has good information on annual fees and other topics. Go to Advanced Search and do a search for Timesharekahuna. I'm not up on Bluegreen prices so I don't know what a good price point is, but certainly buying from a fellow TS4MS member has advantages over buying from random eBay sellers.

              Speaking of high maintenance fees, what is up with this one! And it currently has 10 bids with 2.5 hrs. left. Good selling price so far, but I would not want those fees.

                Are the fees listed for Florida properties more expensive due to inclusion of higher property taxes?

                  Could a person purchase points off ebay and then buy points through BG to combine them to get new MFs and all the preferred members benefits.

                  The 2 resale listed in this thread the purchase price was 36 cents per point that included finial Price, closing costs, memberships, and MFs.

                    Good to see you posting again. I haven't seen you around for a while. Yes, I am talking about extra fees that eBay sellers tack onto a sale to make it look cheaper than it is.

                    You don't need to reimburse for the $115 annual dues. That is billed on your anniversary date. And, closing should only be $225 if Bluegreen benefits do not transfer and $520 if they do (e.g. VIP Bonus time).

                    Well, I guess you found me on eBay. Lots of people have. I really haven't made it very public that I resell Bluegreen points on these message boards. That's because I am here first as a lover of timeshares and to help people out and second to sell timeshares. But, since you posted this, I might as well let everyone know now that I do.

                    I try to keep all commercial discussions off the boards and take them private as soon as I can. This forum is not meant to be commercial, but primarily for people to learn about Bluegreen and how it works.

                        My impression is that there are a number of people on TS4MS who started off being interested in timeshares for their personal use, but then became interested in selling or renting out timeshares and now make quite a bit of income from timeshares. I would guess that most of the experienced timeshare users here at TS4MS have made on a profit on selling or renting a timeshare at some point, so there really doesn't seem to be any rule against participating here and also making money with timeshares. The only problem seems to arise with new members who show up here just to make money, and such people often post information that is clearly biased or incorrect, so other participants generally expose them pretty quickly.

                        I've actually seen a number of cases "over yonder" where a forum participant suggested buying a timeshare from another forum participant. My assumption was that this was OK both on TUG and here, as long as the person making the recommendation wasn't deriving any benefit from a possible sale. If I am wrong, my apologies, and hopefully Big Frank or someone will set me straight!

                          In the case of Bluegreen I don't think so. It's my understanding that each fee is based on one of five Trust Funds and each Trust Fund has it's own method for calculating maintenance fees (inclusive of taxes).

                          Someone please correct me if I am wrong.

                              It depends on the deeding of the points. Some packages are converted fixed weeks that were never put into the trust. You have to transfer them like a fixed week and you have to pay for special assessments and reserve payments directly.
