  • BG Purchase at Big Cedar

I know you are all tired of answering the same questions again and again, but I thought I would solicit everyones help, tell me what you would do. I value the judgements of this group.
I just returned from Big Cedar, and am interested in purchasing BG (I already own Hilton, Fairfield points. and RCI weeks, so know those systems) so I can use a 2 Bedroom cabin there yearly, during summer and occasionally in winter. I note high red point costs, 20,000 seems like a good number of points to purchase. During the presentation, they say the MFs are about $1000 that includes all expenses. Seems kind of high but such a nice, and expensive place, understand the reasons. The intimated the resort cannot make any money off MF’s, and they have only change by less than a 1-2 percent margin yearly, I find that very hard to believe??? Can anyone verify?
Obviously do not want to pay the resort purchase price, so how should I proceed from here. Have read here that I might want to consider first purchase from them, but have also hear many descenting views. After listening to the full presentation, other than bonus days, do I really gain anything?
Should I just now buy into the BG system and then request this property (I think most years I can plan ahead say 10 months or so). Or if not should I buy from them (best offer was EOY 10000 points for $11,000 which seems awfully high.
My concerns are the high maintainace fees, and the high initial start up costs (about 2 to 1.78 per point to buy in at BCedar)with the smallest package they presented. I told them I was aware of the resale market hoping they would budge on price but they did not. Got a little tired of hearing what a great guy Johnny Morris is, but would love to share a beer with him.

My recommendation is you send a PM (private message) to BocaBum99 here. He can answer your questions and give you guidance.

      Buy Resale

Our family loves Big Cedar and the quality of the resort and the sales presentation almost sucked us into buying points from the developer. I am so thankful that I resisted the temptation and bought resale. Even though you do not get bonus time on resale now, you can buy so many more points for the same price that you would never need bonus time. Although it takes some patience and extra work to buy exactly what you want on the resale market, I suggest going resale. Also, do not worry about finding BG points at Big Cedar Wilderness Club because my Bluegreen points from a South Carolina resort are working great at Big Cedar WC this summer.

Really, I like the same questions over and over because they are always from a different perspective, so the answers do change. ask anything you want, even if it seems it's been here before.

I would buy resale from an authorized reseller in order to get Bonus Time and Preferred Ownership bennies. You can save a ton of money and preserve some perks. Bluntly, their "best offer" sucks.

My question to you is, how important is it to go to Big C every summer in the same unit at the same time? I do understand the draw of the cabin. If you own a Big C package for the week you want, you have dibs on it at a year out. You could use it, rent it, direct exchange it, whatever, but you would hold that reservation, IF you claim it at 12 months out. This is the only reason I would ever buy an exact week, as points are points, first come/first served.

You can have the best of both worlds with Bluegreen - treat it as a fixed week and book your ownership every year, or stretch your points into several partial weeks, with Bonus Time for those last minute weekend getaways, or book several weeks for deposit to an exchange company. Flexibility is definitely there, if you want it.

Bluegreen has held the line on increases, I like that about them! there are no reservation fees, exchange fees, etc. - we don't get nickel and dimed, a big plus in my book!

Sometimes resorts that are booked solid have cancellations, so if you run into a situation where you can't plan 11 - 12 mos out, you aren't necessarily out of luck.

Remember, you CAN find a summer Big C cabin on resale, but it might not be very easy, or the range of weeks you might want. If you simply must have THAT WEEK, there may only be one way to get it. If you are flexible and patient, however, you could come very close to that cabin week for a whole lot less. With the very real possibility that it can't be found on resale.

My bottom-line advice is to go resale looking for Summer Big C Cabins. An authorized reseller with access to lots of For Sale inventory can be a strong ally. I repeat the suggestion of sending Boca a message, he can help you.

Good luck, let us know how it goes!!

          Thanks

Thanks for reply's I am in contact with Boca, and he has graciously agreed to guide me thru this purchase, I agree with the plan of getting my points at another property as not to pay the BC premium, since I can plan in advance most of the time. I am leaning towards silver level per Boca's suggestion, if I buy will update you all. Again thanks for taking the time to help me out.
